Roof surveys for Chipstead homes and businesses

Roof by roof

Natural slate

From the loft, we check the underside of a slate roof. Older roofs may have bitumen felt underlay, and very old roofs none, and we note its condition.

Flat roof coverings

A felt roof often lasts around 15 to 20 years, while EPDM rubber often lasts 30 to 50 years and GRP up to about 30. We check how the covering is wearing.

How a roof survey works in Chipstead

Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and where it’s relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Reports are sent by email. If you’ve noticed flashings that have come away from the wall and worn or blocked valleys, a survey will tell you what’s going on, on flat roofs, chimney stacks and ridges, hips and valleys alike.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Chipstead has one, it needs checking from somewhere that can actually see it.

Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

Common questions in Chipstead

Do you survey roofs for landlords with property near Chipstead station?

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or drop us an email with the address and what you need.

Does a conservation area affect roof work in Chipstead?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you work in Chipstead?

Yes. We survey roofs in Chipstead and the rest of Greater London, as part of our work across London and South East England. For a price, call 07833 053749 or send us an email.

Do you use drones?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

Do you give a life expectancy for the roof?

Not as an exact number, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.

How do I arrange a roof survey in Chipstead?

It’s easiest to call 07833 053749 or send us an email. Let us know the address and a little about the roof, and we will take it from there. Surveys run on any day of the week.

Do I need to be at home?

That depends on the survey. For inside areas and the roof space, someone has to give us access.

Nonsuch Mansion, about 4.5 miles north-west, is one of the historic houses in the wider area around Chipstead. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

Signs you need a roof survey in Chipstead

What’s under the slates or tiles is as important as the coverings themselves. Breathable membranes only appeared in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Torn or sagging felt lets water through.

A survey makes sense if you’ve noticed:

  • Loose chimney pots
  • Blocked, sagging or leaking gutters
  • Standing water on a flat roof
  • Torn or sagging underlay

Homes near green spaces such as Fames Rough can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

What to check before booking

  • How much experience they have with roofs like yours
  • Whether they hold professional indemnity and public liability insurance
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What a good roof survey covers

Tips that help

Nothing here needs a ladder. Our suggestions:

  • Take photos of any leaks as they happen
  • Ask about a flat roof on an extension or garage too
  • Check the roof from the ground after storms
  • Clear the loft hatch area before we arrive

We email the report to you. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English.

Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.

What happens on the day

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. From the street, a London terrace normally shows only its front slope or parapet, so in Chipstead we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

For landlords and managing agents

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we’ll plan the survey around it.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant in advance.

What we cannot see

A survey is a close look at the roof, but it can’t do everything. The main limits are:

  • What’s under the slates, tiles or felt
  • Whether the roof structure meets design loads
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

If in doubt, phone 07833 053749 or send us an email and we’ll recommend the right survey before booking. What a survey covers and doesn’t.
