Drone roof survey in Chipstead: what you get

We fly a sub-250g drone, and we are a CAA-registered drone operator, with a Flyer ID and an Operator ID. It stays within sight for the whole flight, and well below the 120-metre height limit. Each flight is planned with the site and its surroundings in mind. Before every flight, we check the airspace and the weather. We never fly where it isn’t safe. Typical surveys look at flat roofs on upper floors that hold water and tired mortar and pots at the top of a stack, on tall and steep roofs, chimney stacks and fragile roofs.

London airspace is busy and tightly controlled: restriction zones surround Heathrow, London City Airport and London Heliport, and Hyde Park, the City of London and the Isle of Dogs have restricted areas of their own. Before a drone goes up in Chipstead, the address is checked against all of them, and permission is never taken for granted.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where applicable.

What we are asked to look at in Chipstead

Strong winds can lift slates, tiles and ridge pieces. Damage on a high or steep roof is hard to judge from the garden. A drone shows what has slipped, lifted or gone.

It’s worth booking a survey if you’ve seen:

  • Blocked valleys and parapet gutters
  • Slates or tiles shifted by high winds
  • Slipped or missing slates on a high roof
  • Cracked mortar along the ridge

Controlled parking zones are common in London, so mention any permit rules for Chipstead.

What to check before booking

  • What exactly goes into their report
  • Whether the inside of the roof is included
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • How long the report takes to arrive

What’s in a roof survey

How the survey works

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about one to two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. From the street, a London terrace usually shows only its front slope or parapet, so in Chipstead we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.

  1. You give us the address and tell us about the roof.
  2. Any flight restriction at the address is looked at, with permission requested if required.
  3. On the day, we check the wind, weather and site before flying.
  4. The drone photographs the roof closely, kept in sight throughout.
  5. You receive a written report with the photos and our recommendations.

When you need someone else

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Flights in strong wind or a downpour
  • Whether the roof structure meets design loads
  • Anything inside the loft or under the coverings

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.

Drone roof surveys in Chipstead: local notes

London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. With Nonsuch Mansion about 4.5 miles north-west, Chipstead sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

If yours is one of the older homes in the streets near Church of St Margaret, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image. If you look after a building like Chipstead Valley Primary School, a view from above covers a wide roof far faster than walking it.

Chipstead is about 1 mile south-west of Coulsdon, in Greater London. We carry out drone roof surveys for homeowners, landlords and businesses in Chipstead and nearby. Across Greater London, we cover Chipstead. We also survey roofs in Crawley.

Nearby, we also carry out drone roof surveys in Woodmansterne (1 mile north), Coulsdon (1 mile north-east), Banstead (2 miles north-west), Old Coulsdon (2 miles east) and Little Woodcote (2 miles north). Why get it checked now?

Photos from a drone survey show how the roof looks today. Next time, you can compare and see what has moved or worn. It helps when you plan ahead. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.

Chipstead questions

Is drone flying allowed in Chipstead?

That depends on where the roof is and on the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first. A small drone cannot fly safely in high wind or heavy rain.

Is my home in Chipstead listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you work in Chipstead?

Yes, we do. We carry out drone roof surveys in Chipstead, and the service is the same as everywhere else we work.

How do I book a survey in Chipstead?

Simply ring 07833 053749 or email us. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

How long is the visit?

Time on site depends on the roof, but most surveys take an hour or two on an ordinary house, and longer for a large or complex roof. The report is sent afterwards by email.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Do you need to get into the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps.

Landlord and commercial surveys in Chipstead

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.
