Independent chimney surveys in Chipstead

Why get it checked now?

For a buyer, the best time to learn about a chimney is before exchange. Once you’ve exchanged, the work is down to you. A report gives you something specific to put to the seller. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.

Chimney survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.

What you get with us

  • Package prices that include VAT
  • Drones and thermal imaging where it applies
  • PI and public liability insurance
  • Every finding written up with photos

Chimney survey in Chipstead: what you get

Redundant chimneys are common, particularly where fires have been replaced by central heating. A disused stack still needs looking after. Capping a stack without ventilation can trap moisture and lead to damp inside. Our survey looks at how each unused stack has been capped and checks the breasts for damp. The report sets out what we found and what we recommend. We survey chimney breasts, lead flashings and flaunching, and the problems we are asked to look at most are cracked or missing flaunching and flashings pulling away from the stack.

London has Victorian and Edwardian terraces in almost every borough, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. Homes in Chipstead are no exception. Shared chimney stacks and the lead around them are just as important to check.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Chipstead questions

Can parking be tricky for a visit in Chipstead?

Normally it is manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.

I let a flat near Chipstead station. Can you check the roof?

Yes, landlords and agents book with us as well as owners. You can call 07833 053749 or email us with the address and some details.

Can you survey in bad weather?

It can, depending on the survey. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we’ll talk to you about another date.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Do you need to get into the loft?

Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

What this survey cannot tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Structural calculations for a leaning stack
  • Hidden sides of a shared stack
  • The inside of the flue, which needs a sweep or flue specialist

If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey. The full list of what we check.

Roof types and parts we check

  • Chimney pots and cowls
  • Flaunching
  • Lead flashings
  • Shared and party-wall stacks
  • Brick chimney stacks
  • Chimney breasts

What we do, step by step

Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes between one and two hours for most homes, a little longer where there are several stacks. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Otherwise, the visit in Chipstead runs like any other.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. The stacks are looked at from ground level, from windows and from other safe vantage points.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Where there is safe access, we look at the stack in the loft and the chimney breasts for damp.
  5. We send a written report with photos, the defects found and what we recommend.

Getting ready for the survey

  • Have any paperwork from past roof work to hand
  • Move anything stored under the loft hatch
  • Note where any stains or damp appear

Advice

Chipstead homes and their roofs

Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Nonsuch Mansion about 4.5 miles north-west, Chipstead sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

Take an older house close to Church of St Margaret: its chimney, valleys and lead work are likely to be the parts that need attention first. Landlords with a home close to Chipstead station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For a London address like Chipstead, it’s useful to know about controlled parking before the day, along with any off-street space.

Surveys for landlords and agents in Chipstead

Freeholders and residents’ companies use a roof report to plan and budget.

If the property is let, the agent or a tenant can let us in. We survey on weekdays and at weekends, which helps when tenants work during the week.

What you can safely check yourself

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Useful tips for Chipstead property owners

There is plenty you can do without going near the roof. Here’s what helps most:

  • Book a sweep for flues that are in use
  • Remove aerials or dishes from the stack if they’re no longer needed
  • Never climb onto the roof to look at a chimney
  • Keep track of stains on chimney breasts

Many people use the report to get quotes for the work. With the same list in front of each contractor, comparing quotes is simpler.

Have aerial and dish brackets on the stack checked and taken off if they’re no longer needed. Less load on the stack means less strain in wind.
