Roof surveys across Greater London: what to expect

The report is written for you, in plain language. Every issue comes with photos and a written recommendation, and where it’s relevant we say what’s urgent and what can wait. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Each report is emailed to you. Typical surveys look at flashings that have come away from the wall and cracked mortar along the ridge, across chimney stacks, clay and concrete tiles and the roof space.

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. We start by hearing what you’d like checked and why.
  2. We arrange a day that suits you, including weekends.
  3. We check the roof from every safe vantage point, inside and out.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

What you will pay

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

Homes and roofs across Greater London

Greater London has everything from older homes with tall chimneys to modern estates. Sooner or later, every roof needs its gutters, flashings and coverings checked, wherever they are in Greater London.

Even in the South East, autumn and winter storms find any loose slate, tile or ridge. In Greater London, as elsewhere, exposed details are where damage shows first.

London: With Mansion House about 1 mile north, the area around London has a long history. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is. For landlords with property near Elephant & Castle station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What a survey does not cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Asbestos testing of any kind
  • Walls, floors and services below the roof
  • A promise that the roof will not leak in future

How we price roof surveys

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • Building height and the viewpoints available
  • Chimneys, valleys, parapets and other details
  • If the survey needs thermal imaging or a drone
  • House, block, shop or office

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.

Booking your survey

You don’t need to know any roofing terms. Just let us know:

  • Any marks or damp showing indoors
  • The type of building and roof, such as pitched or flat
  • The address and postcode of the property
  • When you need the report by

Most bookings start with a short call: phone 07833 053749 or use the contact form. You’ll have a price before anything is arranged.

How the survey changes by roof type

Concrete interlocking tiles

On low-pitched roofs, the laps and fixings of interlocking tiles matter. We look for lifted, cracked or slipped tiles, particularly at the verges and ridge.

Natural slate

Slate is one of the most durable roof coverings, yet the nails holding it often fail long before the slate. Slipped, cracked and missing slates are all noted.

Tips that help

A survey works best with a little help from you, before and after. Some tips:

  • Keep the report with your property records
  • Mention any flat roofs as well as the main roof
  • Keep a record of damp patches and dates
  • Check the roof from the ground after storms

Standard includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. It’s a chance to ask questions about anything in the report.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.

Checking the roof from ground level

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.

Greater London questions

Which days do you carry out surveys?

Surveys run on weekdays and at weekends. To arrange a date, ring 07833 053749 or use the contact form.

How experienced are you?

More than 5,000 surveys over 20+ years.

Do you need to get into the loft?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.

What’s covered in a roof inspection?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the loft space where there is safe access. The report includes photos and recommendations.

Does a roof survey replace a structural engineer?

No. If we see signs that need an engineer, such as serious sagging, we will say so. We do not provide structural calculations.

Will you climb onto the roof?

Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the roof space. On Premium, a drone is used where it applies.

Will the report say how many years my roof has left?

We do not put a figure on it, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.
