About our roof survey in Hayes
We inspect everything that’s safely in view: from the ground, from windows and other vantage points, from inside the loft and from the roof itself where it is safe. Premium adds thermal imaging, plus a drone inspection where applicable, for roofs that are hard to see well. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. We survey natural slate, flat roofs and the roof space, and people most often book us about leaning or weathered chimney stacks and worn or blocked valleys.
Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are frequently shared between several households. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up, in Hayes as anywhere. A defect on a shared roof can reach more than one flat. With a written report and photographs, everyone can plan from the same facts.
The report works through the roof section by section, from the coverings down to the gutters. It records what’s sound as well as what isn’t.

Signs you need a roof survey in Hayes
What’s under the slates or tiles is as important as the coverings themselves. Breathable membranes only appeared in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Felt that has torn or perished stops doing its job.
Here are some of the things we see often:
- Valley linings that have cracked or split
- Gaps in the roof where coverings have gone
- Loose chimney pots
- Cracked or blistered flat roof coverings
If you live in an older home near St Mary the Virgin, its chimney, valleys and lead work are likely to be the parts that need attention first.
Before booking any roof surveyor
- What happens after the report arrives
- Whether you get a written report with photos
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Whether the loft is part of the inspection
What we can’t see
Some things cannot be seen without opening up the roof, and that sets some limits:
- Asbestos testing of any kind
- The condition of the rest of the building (that is a RICS home survey)
- Defects hidden under coverings or inside walls without opening up
If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. What our survey covers.
What we look at
- Natural slate
- Chimney stacks
- Ridges, hips and valleys
- Clay and concrete tiles
- The roof space
- Lead flashings
- Flat roofs
What we look for on each type of roof
Clay plain and peg tiles
Tile-hanging on walls and dormer cheeks is checked as part of the roof where it’s relevant. Loose or missing tiles there let rain into the wall.
Flat roof coverings
Felt flat roofs frequently last around 15 to 20 years, while EPDM rubber frequently lasts 30 to 50 years and GRP up to about 30. We check how the covering is wearing.
For landlords and managing agents
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
Landlords, agents and building managers in Hayes and across Greater London can book any of our surveys. For a price for a let property or a block, ring 07833 053749 or drop us an email.
Leave it or get it looked at?
Before you put a home on the market, it is useful to know the roof’s condition. You can deal with defects before a buyer’s surveyor finds them. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.
Our price is from £150, including VAT. The final price depends on the size and height of the roof, access and the package you choose.
What you get with us
- An independent look at the roof
- Photos and a written report every time
- 5,000+ roofs surveyed
- Professional indemnity and public liability insurance

Hayes: your questions answered
Is my home in Hayes listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Can a landlord with a rental near Hayes (Kent) station book a roof survey?
Of course. We just need to know who will give access, and the report can go straight to you or your agent.
Does the weather affect the survey?
A survey can usually go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we’ll arrange another day with you.
How much is a survey?
Roof survey starts from £150, including VAT. You will know the price for your survey before booking. To get a price, ring 07833 053749 or email us.
When will the report arrive?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.
Can you inspect a terraced or semi-detached roof?
Yes. We inspect what the owner gives us access to. If a problem seems to come from next door, we will say so.
Do you give a life expectancy for the roof?
Not as an exact number, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.
What happens on the day
The visit normally starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. All told, expect about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when you book.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.
Getting ready for the survey
- Dig out any old roof reports or invoices
- Agree roof access with the managing agent if it’s shared
- Tell us where we can park nearby

Hayes homes and their roofs
If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you let a flat or house near Hayes (Kent) station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you run a business near The Mall, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.
