How a roof survey works in BR2
Good roofs last decades, but their parts wear at different rates. Slate frequently lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them often give out sooner. We tell you which parts are ageing and which are sound. That lets you plan work in good time rather than after a leak. We survey the roof space, chimney stacks and natural slate, and common reasons people get in touch are leaking gutter joints and downpipes and condensation or damp timbers in the loft.
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes between one and two hours for most houses, though large, tall or awkward roofs take more time. If you have questions on the day, just ask.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.
What you will pay
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, with VAT included. We’ll tell you which package suits the questions you have.

Homes and roofs across BR2
Homes across BR2 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later, wherever they are in BR2.
Our area covers London and South East England, including BR2. London and South East England have homes from every era, from period terraces to post-war new towns and new estates.
Bromley: Take a building like St Mark's Church of England Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For an older house near a landmark like Church of St Peter and St Paul, its chimney, valleys and lead work are likely to be the parts that need attention first.
Should I look at the roof myself first?
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
What this survey cannot tell you
Before booking, it’s worth knowing what a survey will not do:
- A full building survey of the property
- What’s under the slates, tiles or felt
- Whether the roof structure meets design loads
Rented homes, blocks and businesses
Where a roof is shared: we need access agreed with whoever owns or manages the building. Tell us about it when booking and we’ll plan the visit with that in mind.
Letting agents can arrange access with tenants. We survey on weekdays and at weekends, which can make access easier.
Signs you need a roof survey
Weather is the main thing that wears a roof down. Wind lifts loose slates, tiles and ridge pieces, and rain finds any gap it can. Small faults that start this way grow over time.
People normally book a survey after spotting one of these:
- Lifted, split or missing lead flashings
- Worn or blocked valleys
- Slates or tiles that have slipped or broken
- Blocked, sagging or leaking gutters
What affects the price in BR2
Prices vary from roof to roof, and it comes down to:
- The shape of the roof and its details
- If the survey needs thermal imaging or a drone
- Whether it is a home or a commercial building
- How big the roof is
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.
What we need to know
Before you get in touch, it helps to have:
- Your timetable, such as an exchange date
- The address and postcode of the property
- How the loft is reached, if there is one
- Any stains, drips or damp patches you’ve seen indoors
Unsure which package suits your roof? The easiest way is to call 07833 053749 or send us an email and describe the roof and why you want it surveyed. We will explain the options and the price.
BR2 questions
How experienced are you?
More than 5,000 surveys over 20+ years, across London and South East England.
Will the report say how many years my roof has left?
Not as a figure. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.
Does this replace a RICS home survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Does the weather affect the survey?
Light rain is usually fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.
Can you inspect my roof with a drone?
Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
What insurance do you have?
We are covered by professional indemnity and public liability insurance.
How much does a roof survey cost in BR2?
Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.
