About roof surveys in BR4
We inspect what can be seen safely: from the ground, from windows and other vantage points, from inside the loft and from the roof itself where it is safe. Premium adds thermal imaging, plus a drone inspection where applicable, which helps with tall or steep roofs. You don’t need to do anything except give us access. Each defect we find is photographed and explained. We survey ridges, hips and valleys, clay and concrete tiles and lead flashings, and the problems we are asked to look at most are ridge tiles that have lifted or moved and torn or sagging underlay.
There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes between one and two hours for most homes, depending on how many separate roofs there are.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- We check the roof from every safe viewpoint outside.
- Inside, we check the roof space where there’s safe access.
- You receive the report with photos and recommendations, prioritised by urgency.
How our prices work
Prices start from £150, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.

Roof surveys across BR4: local notes
Across BR4, we survey roofs for owners, landlords and agents, from Beckenham, Hayes and West Wickham to the quieter places in between. Each report sets out what was seen, with photos and recommendations.
Our area covers London and South East England, including BR4. London and South East England have homes from every era, from period terraces to post-war new towns and new estates.
Hayes: If you look after a building like Hawes Down Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. Shop and office owners around The Mall may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies.
Surveys for landlords and agents in BR4
Letting agents and landlords in BR4 book surveys as well as householders. A report with photographs gives you a clear record of the roof, which helps you plan work between tenancies.
Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we will plan the visit with that in mind.

Helping us price your survey
Getting the details right at the start saves time. It’s useful to include:
- What made you get in touch
- Your postcode, so we can check access and travel
- Where water is showing inside, if it is
- Access details, such as a loft hatch or a shared roof
You can call us seven days a week. To book or ask a question, phone 07833 053749 or email us.
What happens if roof problems are left?
Before you put a home on the market, it’s useful to know the roof’s condition. You will know what a buyer’s survey might pick up, or at least know what to expect.
Questions to ask before you book
- Whether the roof space is looked at, where there is one
- What follow-up you get after the report
- Whether VAT is in the quoted price
- What experience they bring
Common roof problems in BR4
Slates and tiles often outlast the fixings that hold them. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, the battens or pegs may be what’s gone.
People normally book a survey after spotting one of these:
- Ridge tiles that have lifted or moved
- Worn lead at chimneys and abutments
- Condensation or damp timbers in the loft
- Ponding, splits or blisters on flat roofs
Practical tips
These tips come from what we see on roofs every week, before and after a survey:
- Leave roof access to professionals
- Move stored items away from the loft hatch
- Take photos of any leaks as they happen
- Mention any damp patches when you book
Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. You can ask us about anything that isn’t clear.
Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.
Your questions about roof surveys in BR4
Do you use drones?
Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
How many surveys have you done?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day. Just say which days work for you.
Can you survey a roof I share with a neighbour?
Yes. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.
Do you test for asbestos?
No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when you book.
What does a roof survey include?
Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the roof space where there’s safe access. The report includes photos and recommendations.
