How a roof survey works in SE20
Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay frequently fail first. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. We’re often asked to look into standing water on a flat roof and torn or sagging underlay, on the roof space, ridges, hips and valleys and clay and concrete tiles.
After the inspection, everything we found is written up in a report with photographs, sent to you by email. As for time on site, most surveys take about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- We start by hearing what you’d like checked and why.
- We arrange a day that suits you, including weekends.
- We inspect from ground level, from windows, from the roof space and from the roof where safe.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- You receive a written report with photos and recommendations.
What affects the price in SE20
Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.

Roof surveys across SE20: local notes
SE20 has everything from older homes with tall chimneys to modern estates. Sooner or later, every roof needs its gutters, flashings and coverings checked, wherever they are in SE20.
Several airports in London and South East England have flight restriction zones around them, so every drone flight in SE20 is checked against the Drone Safety Map first. Where permission is needed, the flight waits for it.
Penge: Living close to Crystal Palace Dinosaurs is pleasant, but mature trees mean leaves in gutters and valleys each autumn. For businesses in and around places such as Whitgift Centre, a dated report on the roof is useful for planning and for any lease discussions.
Before and after the survey
There is plenty you can do without going near the roof. What helps most:
- Mention any flat roofs as well as the main roof
- Clear the loft hatch area before we arrive
- Look for debris in the garden after high winds
- Take photos of any leaks as they happen
Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. It’s a chance to ask questions about anything in the report.
Keep the loft space ventilated. A stuffy loft collects condensation, and it can wet timbers and insulation. Check insulation does not block the airflow at the eaves.
DIY checks: what’s safe
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
What affects the cost of roof surveys
Prices vary from roof to roof, and it comes down to:
- How big the roof is
- Extra roofs, like extensions, dormers or garages
- Chimneys, valleys, parapets and other details
- The package you choose: Basic, Standard or Premium
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.
Booking your survey
We’ll normally ask about:
- Any deadline, such as an exchange date
- Whether there’s a loft hatch, a shared roof or tricky access
- Why you want a survey: buying, a leak, a storm or new work
- Any stains, drips or damp patches you’ve seen indoors
Not sure which survey you need? It is easiest to ring 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We’ll explain the options and the price.
Why get it checked now?
Before you put a home on the market, it helps to know the roof’s condition. You can deal with defects before a buyer’s surveyor finds them, or at least know what to expect.
What to check before booking
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- What’s outside the scope of the survey
- Whether any drone flown is registered with the CAA
- What insurance they carry
Landlord and commercial surveys in SE20
With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, call 07833 053749 or email us with the addresses.
Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Let us know about it as you book and we’ll plan the visit with that in mind.
FAQs for SE20
Is this a RICS survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Does the weather affect the survey?
A survey can typically go ahead in light rain, and it can even help show where water is getting in. High wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we will arrange another day with you.
Do you work in SE20?
Yes. We survey roofs in SE20 and the rest of Greater London, as part of our work across London and the South East. To book, ring 07833 053749 or email us.
I live in a flat. Can you survey the roof?
Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
Do you test for asbestos?
No. We don’t carry out asbestos surveys or testing. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.
How much is a survey?
Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.
