Gutter Survey in Penge
A survey of gutters, valleys, outlets and downpipes for Penge, from an experienced roof surveyor. You get a clear written report with photographs.
- Sagging gutters and loose brackets
- Leaks at the gutter joints
- Leaking or loose downpipes
What we can’t see
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- What’s hidden inside a downpipe
- Asbestos testing of old gutters, downpipes or soffits
- Parts of gutters that can’t be seen safely
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you. What a survey covers and does not.

How a gutter survey works in Penge
Most gutters hang from the fascia boards at the eaves, so fascias and soffits are part of the survey. Long-term overflowing can soften and rot timber boards and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not carry out asbestos testing, so we flag anything that might contain it for a specialist asbestos surveyor to check. We survey downpipes, valley gutters and outlets and hoppers, and the problems we’re asked to look at most are soffits marked by water and overflowing valley or parapet gutters.
Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photos.
The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Leave it or get it looked at?
A gutter clear-out takes the leaves away but it won’t explain why water keeps spilling over. We also check the falls, joints, brackets, outlets and downpipes, so you know whether there’s more to it. In Penge, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

Signs you need a gutter survey in Penge
Falling leaves are the most common cause of blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds, and they collect at the outlets. A choked outlet soon means a full, overflowing gutter.
It’s worth booking a survey if you’ve seen:
- Fascia boards damaged by overflowing water
- Leaves and moss blocking gutters
- Brackets that have dropped or snapped
- Gutters overflowing in heavy rain
For businesses in and around places like Whitgift Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.
Choosing a roof surveyor
- What the survey won’t cover
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- What the report includes, and whether it has photographs
- Will they check the loft as well as the outside?
Gutter surveys around Penge
Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. If your home in Penge is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses such as Kingswood House, about 1.4 miles north-west, show how far back building in the area around Penge goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
Homes near green spaces like Crystal Palace Dinosaurs can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. Take a building like Harris Primary Academy Crystal Palace: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Can I check my roof myself?
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Penge: your questions answered
Is parking a problem for a survey in Penge?
It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.
Is my home in Penge listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Will you check if gutters are causing damp inside?
We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We cannot see inside walls, so the report covers what can be seen.
Does someone need to be in?
It depends on what we need to see. For inside areas and the roof space, someone has to give us access.
Can you tell me if my old gutters contain asbestos?
No, that is a job for a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so it can be checked before work starts.
When is the best time for a gutter survey?
Whenever suits you. If water is already spilling over, book sooner rather than later as overflowing water can damage walls.
Do you climb onto every roof?
Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.
How it works
We work from the outside in: outside views come first, then the loft space if there’s safe access. In total, it takes between one and two hours for a house, with bigger or more complicated roofs taking longer. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.
- We agree which parts of the building you are most worried about.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- You get photos and written recommendations, prioritised where relevant.
Preparing for the visit
- Keep pets in another room
- Make a note of anything you’d like us to look at
- If it is not your property yet, arrange access through the agent
