Local roofs in Sydenham

Many homes in inner London are Victorian and Edwardian terraces, frequently with Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in Sydenham is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. With Kingswood House about 1.2 miles west, Sydenham sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

Anyone responsible for a site like Kirkdale School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you let a flat or house near Sydenham station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you look after a shop, office or commercial unit, for instance near Lewisham Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Sydenham is about 3 miles south-east of East Dulwich, in Greater London. Roofs in Sydenham get the same thorough look as anywhere else in Greater London. Our area takes in places right across Greater London, large and small.

Gutter survey in Sydenham: what you get

Damp on walls, water marks under a valley or streaks down the brickwork frequently trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can be seen safely. If the evidence points elsewhere, such as a flashing or the roof covering, we’ll say so, with a suggested next step. We are often asked to look into leaking or loose downpipes and choked outlets or hopper heads, on fascias and soffits, eaves gutters and valley gutters.

Victorian and Edwardian terraces are found right across London, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Sydenham, as across London, that’s why a roof needs a careful look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

What you get is a clear record of the gutter on the day we saw it. It is useful right away, and a good reference for later.

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Leave it or get it looked at?

A dripping joint or sagging bracket won’t get better on its own. Every downpour adds to the damage on the walls, the fascias and sometimes the rooms inside. A survey now tells you what needs doing and how urgent it is. In Sydenham, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

How it works

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a London conversion, the way into the roof space is frequently from a communal landing or the top flat. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Sydenham runs like any other.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the roof space, where there is safe access, for signs of water getting in.
  5. The findings are written up with photographs and recommendations.

  • Basic, Standard or Premium
  • The height of the building and how the roof can be seen safely
  • Commercial roofs and larger buildings
  • The use of thermal imaging or a drone

Getting in touch

What helps most when you contact us:

  • What’s prompted the survey
  • Anything about access we should know

You can call us seven days a week. To book or ask a question, ring 07833 053749 or email us.

Landlord and commercial surveys in Sydenham

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Honest limits

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Rot or damp concealed behind fascias or inside walls
  • Parts of gutters that can’t be seen safely
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

If in doubt, phone 07833 053749 or send us an email and we will recommend the right survey before you book. The full list of what we check.

Sydenham questions

Can a landlord with a rental near Sydenham station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or email us with the address and what you need.

Can parking be tricky for a visit in Sydenham?

London parking needs a little planning, so let us know about permits, bays or a driveway as you book. The visit is then planned around what’s available.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Does the season matter for a gutter survey?

There’s no wrong time. If you’ve already seen a gutter overflowing, it’s best not to wait, because the walls take the water.

What’s the price of a gutter survey?

Our price is from £150, including VAT. The size of the property and the access affect the price. For a price, phone 07833 053749 or email us.

Will you check the loft?

Where it’s relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.

Do you survey at weekends?

Yes. We survey on weekdays and at weekends. To find a day that suits, phone 07833 053749 or email us.
