Our roof survey service in SE23
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, with VAT included. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Every package includes a written report. Common reasons to book are gaps in the roof where coverings have gone and leaning or weathered chimney stacks, on chimney stacks, ridges, hips and valleys and flat roofs.
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. If you have questions on the day, just ask.
- We start by hearing what you’d like checked and why.
- A visit is booked for a weekday or a weekend.
- The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- Your report arrives by email, with recommendations prioritised by urgency.

Homes and roofs across SE23
Across SE23, from Sydenham, Perry Vale and Crofton Park outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. Chimneys, valleys, flashings and gutters are usually where the work is.
Our area covers London and South East England, including SE23. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates.
Perry Vale: Landlords with a home close to Forest Hill station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. If you look after a building such as Perrymount Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
When you need someone else
Before booking, it is worth knowing what a survey won’t do:
- Confirmation of asbestos in soffits or cement sheets
- A promise that the roof won’t leak in future
- Walls, floors and services below the roof
Why act early?
Roof faults rarely stay the same size. A single gap lets water onto the timbers underneath, and damp timber slowly weakens. Finding it early keeps the work smaller.
What to check before booking
- How long the report takes to arrive
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- Are they insured for the work?
- Will they check the loft as well as the outside?
Signs you need a roof survey
Flashings seal the joints where a roof meets a wall or chimney. Lead can crack, lift or slip with age, and mortar fillets crack away from the wall. Missing lead is not unusual either, as thieves target it.
People normally book a survey when they’ve noticed something like this:
- Worn lead at chimneys and abutments
- Crumbling chimney pointing or cracked flaunching
- Cracked mortar along the ridge
- Debris building up in roof valleys
Practical tips
Most of what helps is simple and safe from the ground. A few suggestions:
- Keep a record of damp patches and dates
- Include dormers, porches and garages when you book
- Clear the loft hatch area before we arrive
- Do not climb onto the roof yourself
File the report with your other home documents. It’s a useful baseline for future surveys, and buyers may ask about the roof when you sell.
Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Compare each report with the last.
How the survey changes by roof type
Flat roof coverings
Some flat roofs have been coated over several times. We say what we can see and when a closer look would need opening up.
Chimney stacks
Damp on a chimney breast inside frequently starts with the stack outside. We look for the likely route in.
Your questions about roof surveys in SE23
Do I need to be at home?
Someone needs to let us in if we are looking inside or in the loft. We will talk about access when booking.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. We check the parts we’re given access to, and the report makes that clear.
Will you climb onto the roof?
Where it’s safe, yes. We also inspect from ground level, from windows and vantage points, and from the loft. The Premium Survey adds a drone where it applies.
What do you check on a roof survey?
All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.
Can you survey a roof I share with a neighbour?
Yes. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.
Can you survey at the weekend?
We carry out surveys on weekdays, Saturdays and Sundays. To find a day that suits you, ring 07833 053749 or use the contact form.
Is SE23 in your area?
