About roof surveys in SE21
People book a roof survey for all sorts of reasons. Some have seen a mark on a ceiling or bits of tile in the garden, others want a check before selling or after years without one. The approach is the same in each case: we inspect carefully and explain what we see in writing. Visits run seven days a week, so it is easy to find a day that suits. We survey the roof space, clay and concrete tiles and natural slate, and the problems we’re asked to look at most are gutters that overflow in heavy rain and valley linings that have cracked or split.
The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- We check the roof from every safe viewpoint outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a photo-illustrated written report and recommendations.

Roof surveys across SE21: local notes
From West Norwood, Upper Norwood and Norwood New Town to its smaller places, buildings across SE21 have roofs of every age. Chimneys, valleys, flashings and gutters are usually where the work is.
We survey roofs across London and South East England, and SE21 is part of that. London and the South East have homes from every era, from period terraces to post-war new towns and new estates.
West Dulwich: For site and facilities teams at buildings like Dulwich Wood Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Trees in and around Long Meadow shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.
What a survey costs
What a survey costs depends on the time and equipment it needs. The main factors are:
- How tall the building is and how easy the roof is to see
- Features like valleys, chimneys, dormers and parapets
- The use of thermal imaging or a drone
- The type of building, from a house to a block or an office
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

Different roofs, different checks
Clay plain and peg tiles
Where tiles hang on walls or dormers, we check them too. Loose or missing tiles there let rain into the wall.
Chimney stacks
Each chimney’s pots, flaunching, pointing and flashings are looked at, as far as we can safely see them. Leaning stacks and loose pots are recorded.
When you need someone else
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Structural calculations (that is a structural engineer’s job)
- What’s under the slates, tiles or felt
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
Checking the roof from the ground
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
Your questions about roof surveys in SE21
How long will you be at the property?
The visit normally takes between one and two hours for most houses, though large, tall or awkward roofs take more time. We will give you an idea of timing as you book.
Do you need to get into the loft?
Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
Is this a RICS survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
Do you cover SE21 for roof surveys?
Yes. We cover SE21 and the rest of Greater London. For a price, phone 07833 053749 or send us an email.
Will the report say how many years my roof has left?
Not as an exact number, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.
Can you inspect my roof with a drone?
Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
Can you survey at the weekend?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.
