About roof surveys in SE15

Many homes have several roofs, not just one. Rear extensions, dormers, porches and garages often have flat roofs. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. A flat roof typically wears out sooner than a pitched one, so they deserve a careful look. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. We survey lead flashings, natural slate and ridges, hips and valleys, and common reasons people get in touch are leaking gutter joints and downpipes and torn or sagging underlay.

After the inspection, everything we found is written up in a report with photos, emailed to you. As for time on site, most surveys take between one and two hours for most homes, depending on how many separate roofs there are.

  1. We start by hearing what you’d like checked and why.
  2. We arrange a day that suits you, including weekends.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Roof surveys across SE15: local notes

SE15 has everything from older homes with tall chimneys to modern estates. Sooner or later, every roof needs its gutters, flashings and coverings checked, wherever they are in SE15.

The South East’s airspace includes flight restriction zones around several of its airports, so every drone flight in SE15 is checked against the Drone Safety Map first. Where permission is needed, the flight waits for it.

Peckham: If you live near a park such as Brimmington Park, or anywhere with mature trees, autumn leaves can block gutters and valleys. If you look after a building such as John Donne Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Practical tips

Most of what helps is simple and safe from ground level. A few suggestions:

  • Check the roof from the ground after storms
  • Tell us about any leaks or stains you’ve seen
  • Move stored items away from the loft hatch
  • Mention any flat roofs as well as the main roof

File the report with your other home documents. It is a useful baseline for future surveys, and it can help when you sell.

Don’t block the vents at the eaves. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Make sure insulation doesn’t block the airflow at the eaves.

What happens if roof problems are left?

By the time water marks a ceiling, it’s often been getting in for a while. Damp spreads through insulation and timber before anything shows below. From inside the loft space, we can often spot it sooner.

What to check before booking

  • Is VAT included in the price?
  • What the report includes, and whether it has photographs
  • What experience they bring
  • Which viewpoints they use to see the roof

Different roofs, different checks

Natural slate

From the loft, we look at the underside of a slate roof. There may be old felt underlay, or none at all on very old roofs, and we note its condition.

Flat roof coverings

Felt flat roofs often last around 15 to 20 years, while EPDM rubber often lasts 30 to 50 years and GRP up to about 30. We check its condition and the signs of age.

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Prices for roof surveys in SE15

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The size of the roof
  • House, block, shop or office
  • Extra roofs, like extensions, dormers or garages
  • Height and safe access

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

FAQs for SE15

Can you inspect my roof with a drone?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Can you survey a roof I share with a neighbour?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.

Do you give a life expectancy for the roof?

We don’t put a figure on it, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.

Does the weather affect the survey?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather isn’t right.

Is SE15 in your area?

Yes. Our area covers London and South East England, and that includes SE15.

Do you go up on the roof?

Only where it is safe to do so. We also inspect from ground level, from windows and vantage points, and from the loft. On Premium, a drone is used where it applies.

Is this a RICS survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
