Roof surveys across SW9: what to expect

We survey roofs in SW9 and across London and the South East. We carry out surveys on weekdays and at weekends. We’re insured for professional indemnity and public liability, and bring 20+ years’ experience. You get a written report by email, with photos and clear recommendations. Whether it is a house, a flat or a commercial building, the process is the same. To arrange a survey, phone 07833 053749 or drop us an email. Common reasons to book are slates or tiles that have slipped or broken and worn lead at chimneys and abutments, on clay and concrete tiles, lead flashings and natural slate.

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes about 1–2 hours for most houses, with bigger or more complicated roofs taking longer.

  1. You tell us about the property and any concerns.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We check the roof from every safe viewpoint, inside and out.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. You receive a written report with photos and recommendations.

Local landmarks in Stockwell

Locally, jobs take us to homes and businesses close to The Marquess Of Lorne Public House, St. Andrew's and St Andrew's Church of England Primary School. Nearby too are Max Roach Park (within half a mile east), Lansdowne School (under half a mile south-east) and Durand Academy (0.5 miles north-east). The nearest railway station is Brixton station, about 0.5 miles south-east. Other landmarks nearby include Gabriel's Wharf (2.8 miles north) and Baynard's Castle (3.1 miles north). Not far away are Knight's Hill and Centre for Wildlife Gardening.

Homes and roofs across SW9

Owners across SW9, from Stockwell, North Brixton and Little Portugal to the villages, book us to find out where their roof stands. Small faults, caught early, are far easier to deal with.

From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. Roofs in SW9 are part of that picture.

Stockwell: Historic houses such as Carlyle's House, about 2.4 miles north-west, show how far back building around Stockwell goes. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is. If you own one of the older houses in the streets near St. Andrew's, its chimney, valleys and lead work are likely to be the parts that need attention first.

Why get it checked now?

Planned work is less stressful than an emergency. A survey lets you deal with things in order of urgency, rather than calling someone out after a storm.

Questions to ask before booking

  • When you’ll get the report
  • Whether you can ask questions once you have the report
  • Whether they hold professional indemnity and public liability insurance
  • Whether the inside of the roof is included

Surveys for landlords and agents in SW9

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time.

Roof by roof

Concrete interlocking tiles

Ridge and verge mortar on concrete tile roofs can crack and fall away. Loose ridges and gaps in the mortar are recorded.

Flat roof coverings

Some flat roofs have been coated over several times. We say what we can see and when a closer look would need opening up.

Why roofs fail

The underlay under the coverings matters too. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Felt that has torn or perished stops doing its job.

We’re often asked to look at:

  • Ridge tiles that have lifted or moved
  • Leaning or weathered chimney stacks
  • Torn or sagging underlay
  • Slipped, cracked or missing slates and tiles

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

Questions from SW9

Do you give a life expectancy for the roof?

We do not put a figure on it, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.

Does this replace a RICS home survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Can you check whether my roof contains asbestos?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and a specialist asbestos surveyor should check them.

Do you carry out surveys on Saturdays and Sundays?

We carry out surveys seven days a week. To find a day that suits you, ring 07833 053749 or send us an email.

What does a roof survey include?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the loft space where there is safe access. You get a written report with photos and recommendations.

What if it rains on the day?

It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

How long does the visit take?

It normally takes about one to two hours for most houses, while a commercial roof takes nearer three to four hours. Report times depend on the package.
