New roof snagging in Stockwell

New roof snagging in Stockwell: what you get

We carry out new roof snagging in Stockwell and across London and the South East. A visit normally takes between one and two hours for most houses, with bigger or more complicated roofs taking longer. We inspect as far as it’s safe to see, and by drone where it’s applicable. A photo report follows. Visits can be on weekdays, Saturdays or Sundays. We survey flashings and valleys, new-build homes and ridges and verges, and the problems we are asked to look at most are ridge and hip tiles not properly fixed and broken coverings left on a new roof.

London terraces and converted houses often share a roof line, chimney stacks and gutters with the house next door, with parapet walls and party-wall upstands marking where one roof ends and the next begins. That matters for anyone buying in Stockwell or checking a new roof there: only the parts we are given access to and can see safely are inspected. If it is a flat, the lease normally sets out who is responsible for the roof.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

  • Height and safe access
  • Roof area
  • Chimneys, valleys, parapets and other details

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, including VAT. We can help you choose the package that fits what you want to find out.

Helping us price your survey

  • Where any leaks, stains or damp patches show inside
  • What’s prompted the survey
  • Any deadline, like an exchange date
  • The property’s address and postcode

We confirm the price for your survey before you book, so you know the cost up front. New roof snagging starts from £150, including VAT. For a price for your roof, phone 07833 053749 or use the contact form.

Practical tips

A survey works best with a little help from you, before and after. Tips:

  • Check ceilings and the loft after heavy rain
  • Check lower roofs and walls after scaffolding comes down
  • Send the snagging report to your roofer
  • Arrange the inspection before settling the final bill

If anything in the report isn’t clear, ask us. With the Standard Survey there is a follow-up consultation and Premium an in-person consultation.

Note the end date of any defects or warranty period. Arrange an inspection in good time so there is time to raise anything.

What new roof snagging looks like in Stockwell

About 2.4 miles north-west lies Carlyle's House, a reminder of how long the area around Stockwell has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

Stockwell is in London, so parking needs planning: let us know about parking bays, permits or a driveway as you book. For an older house near a landmark such as St. Andrew's, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

When you need someone else

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Parts of the roof we cannot see safely
  • Legal advice on your contract
  • Repair costs for putting snags right

If you’re not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before booking. What a survey covers and does not.

Roofs we survey in Stockwell

  • Loft conversions and dormers
  • Flashings and valleys
  • New flat roofs
  • Replacement roofs
  • Ridges and verges
  • New-build homes

Leave it or get it looked at?

Leaving debris in gutters can cause overflows and send water down the walls. Finding it now is simpler than tracing damp later. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is often older than it looks.

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the price for your roof before booking.

What you get with us

What we do, step by step

Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. The survey normally takes about one to two hours for a typical new house roof, longer where the roof is large or complicated. From the street, a London terrace usually shows only its front slope or parapet, so a visit in Stockwell moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.

  1. We start with what the roofer did and when they finished.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. Valleys, flashings, gutters and visible underlay at the eaves are checked.
  4. We check the loft where safe and look for debris or damage.
  5. Snags are listed in a report with photos.

Getting ready for the survey

  • Jot down any questions you want answered
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Leave a clear route to the loft

Advice

Your questions about new roof snagging in Stockwell

Do you cover Stockwell?

Yes. We cover the whole of London and South East England, and Stockwell is part of that. You can call 07833 053749 or use the contact form with the address and a few details.

Is my home in Stockwell listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you test for asbestos?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we will talk to you about another date.

Can you see the fixings under the tiles?

No, we do not disturb the new coverings. Fixings and underlay under the slates or tiles are hidden, but we look at everything we can see safely.

Will you walk on the roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.

Can you settle a dispute with my builder?

No. Our job is to report on the roof as we find it. Any dispute is between you and your roofer or builder, and the report gives you a clear record to refer to.

Signs you need new roof snagging in Stockwell

Debris left behind is common after roof work. Broken tiles, offcuts and nails can block gutters and on extension roofs.

Here are some of the things we see often:

  • Cracked mortar at the ridge or hips
  • Gaps at new flashings
  • Untidy or loose verge details
  • Gutters blocked by building debris

Landlords with a home close to Brixton station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Questions to ask before you book

  • Whether the loft space is looked at, where there is one
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • What insurance they carry
  • Is VAT included in the price?
