What a roof survey includes

New roof snagging for homes and businesses in North Brixton

Householders book snagging after a re-roof or roof replacement and some new-build owners want their roof looked at. Whatever the roof, we inspect as far as it can be seen safely, from the ground, vantage points, the roof space and the roof where safe. You then get a written report with photos to share with your roofer. Common reasons to book are vents that weren’t fitted or are covered and untidy or loose verge details, across new-build homes, flashings and valleys and ridges and verges.

London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, so a property in North Brixton might be any of these. Whether the roof is old or newly laid, the problem areas depend on how and when the building went up. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Useful tips for North Brixton property owners

Over many surveys, some simple habits stand out:

  • Put any issues to your roofer in writing
  • Walk round the house to look for knock-on damage
  • Look for new stains after a downpour
  • Keep the contract and invoices together

The report lists each snag with photos and recommendations, prioritised by urgency where relevant. Pass it on to your roofer or builder.

Agree the snagging inspection with your roofer before the job starts. Everyone then knows what to expect and leaves time for snags to be fixed.

Buying a home or a new roof in North Brixton

Historic houses such as Buckingham Palace, about 2.3 miles north-west, show how far back building in the area around North Brixton goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.

Parking in North Brixton, as in most of London, takes a little planning: let us know about permits, visitor bays or off-street space when you book. If your house is among the older ones in the streets near St Michael's Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

What new roof snagging does not cover

It’s a careful look at the new roof, not the whole story. The main limits are:

  • Settling a dispute with your roofer or builder
  • Estimates of what fixes will cost
  • Areas out of view from each safe vantage point

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. The full list of what we check.

What we check

  • Flashings and valleys
  • Loft conversions and dormers
  • Ridges and verges
  • New-build homes
  • New flat roofs
  • Replacement roofs

Your questions about new roof snagging in North Brixton

Do you carry out roof surveys in North Brixton?

Yes. We work right across London and the South East, and North Brixton is part of that. Just call 07833 053749 or send us an email and tell us about the property, and we’ll talk through which survey suits.

Will parking be an issue for a roof survey in North Brixton?

London parking needs a little planning, so let us know about permits, bays or a driveway as you book. The visit is then planned around what’s available.

How long does new roof snagging take?

A visit typically takes an hour or two for most homes, depending on how much new work there is to check. You’ll know roughly how long when we arrange it.

What’s the best time to have a new roof checked?

As soon as the work is finished, and before the final payment if you can. That leaves time to raise anything we find.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.

Can you tell me if my roof has asbestos?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

What we do, step by step

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes roughly 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. For a visit in North Brixton, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from the ground, from windows, from inside the loft space and from the roof where it is safe.

  1. You let us know what work was done and when.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. We check valleys, flashings, gutters and the underlay at the eaves.
  4. We check the loft where safe and look for debris or damage.
  5. You get a photo report of each snag.

Before we arrive

  • Unlock side gates and any roof access doors
  • Clear the way to the loft hatch
  • If the roof is shared, arrange access with whoever manages the building

Advice

What a survey costs

We confirm the price for the job before booking. These are the things that affect it:

  • Whether thermal imaging or a drone is needed
  • Basic, Standard or Premium
  • How complicated the roof is, with its valleys, chimneys and parapets
  • How many separate roofs there are, such as extensions, dormers and garages

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you’d like to know.

Booking your survey

Before you get in touch, it helps to have:

  • Dates you’re working to, such as exchange
  • Pictures of the roof from a safe spot, if you have them
  • The type of building and roof, like pitched or flat
  • What’s prompted the survey

Once you know what you need, ring 07833 053749 or drop us an email. We’ll suggest a package, agree the price and find a date.
