About our thermal roof survey in North Brixton
Thermal imaging is useful when a damp patch has no clear cause. Leaks often run along a roof before they appear on a ceiling, and the camera can show patterns that help us follow it. We combine the images with a visual inspection and moisture readings, so the findings don’t rely on the camera alone. We survey commercial roofs, ceilings below the roof and pitched roof slopes, and common reasons people get in touch are leaks far from where the stain appears and cold spots on ceilings under the roof.
London roofs sit shoulder to shoulder in terraces and blocks, so privacy and neighbours matter as much as the view. Images are taken to show the roof we are surveying, with care for neighbours’ privacy, in North Brixton as anywhere. Mention access, height and anything unusual about the building when booking. Steep slopes, tall chimneys and rear additions are where the extra view helps most.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Signs you need a thermal roof survey in North Brixton
People frequently book a thermal survey when a damp patch has no obvious cause. Water can travel under a roof covering or along timbers before it shows inside. The camera helps narrow the search.
Problems we come across often include:
- Wet areas near outlets and upstands
- Thin or uneven insulation in the roof
- Patches of heat loss across the roof
- Wet insulation beneath the membrane
Take an older house close to St Michael's Church: thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.
What to check before booking
- Their track record with similar roofs
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Whether VAT is in the quoted price
- Whether the loft is part of the inspection

Leave it or get it looked at?
A damp patch that keeps coming back normally has a cause that hasn’t been found. Combining the camera with moisture readings can help find it, rather than more guesswork. London’s older roofs often have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 including VAT. We’ll tell you which package suits the questions you have.

What a thermal roof survey looks like in North Brixton
There are several hotels within about a mile and a half of North Brixton, and like offices and blocks, hotels frequently sit under flat roofs. For hotels and other commercial buildings, large roofs are where close-up aerial shots and thermal images show the most at once. North Brixton is about 1 mile from the edge of the flight restriction zone around London Heliport in Battersea. If your survey includes the drone, the exact boundary is checked for the address first.
Anyone responsible for a site like Van Gogh Academy will know that thermal images can show where wet insulation sits under a big flat roof. For hotels and guest houses around North Brixton, a roof problem found early is far less disruptive than one found by a guest, so it is worth knowing the roof’s condition.

What else we do in North Brixton
Roof by roof
Felt and asphalt flat roofs
On felt and asphalt flat roofs, wet insulation can show as a temperature difference across the surface. Moisture readings are used to check them.
GRP fibreglass roofs
Cracks in GRP can let water into the boards beneath. We combine a visual check of cracks with the thermal images around them.
Tips from our surveys
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Use the report as a baseline for later checks
- Let us know where and when you’ve seen damp or stains
- Don’t switch the heating off before the visit
- Leave the roof to people with safe access
The report explains the conditions on the day and how they affected the images. That way you know how much weight to give each finding.
Check that loft insulation is laid evenly and hasn’t been pushed aside. Gaps often appear after work in the loft.
FAQs for North Brixton
Are there drone restrictions around North Brixton?
That depends on where the roof is and on the weather. North Brixton is about 1 mile from the edge of the flight restriction zone around London Heliport in Battersea. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. The flight also waits for calm, dry weather.
How do I find out if my home in North Brixton is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Let us know about it when booking and we will explain what’s needed.
What do I do with the report?
The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
Can thermal imaging show missing insulation?
The camera can point to heat loss and gaps in insulation. The survey isn’t an energy rating or a heat loss calculation, but the images show where improvements may help.
Is this a RICS survey?
No. We check the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
What we do, step by step
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about one to two hours at most homes, and about three to four hours for a commercial roof. For a visit in North Brixton, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it’s safe.
- We go through the roof, the problem and the weather expected on the day.
- We look over the roof from wherever it is safe.
- Thermal images are taken across the roof and, where there is safe access, in the loft.
- Patterns that stand out are checked with moisture readings.
- Each image is set beside a normal photo and explained in the report.
Getting ready for the survey
- Have any questions written down, so nothing gets missed
- If you’re buying, check with the agent that we can get in
- Leave a clear route to the loft
