Oval: your questions answered

Is my home in Oval listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can parking be tricky for a visit in Oval?

It rarely stops a survey, but it is worth planning. Let us know the parking rules on your street and we’ll work around them.

Will you walk on the roof?

Only when it’s safe. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest.

Which days do you carry out surveys?

We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you when you book.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

What happens next?

The report arrives by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when you book.

Thermal roof survey in Oval

Wet insulation under a flat roof covering holds heat for longer than dry. That means a wet area can show up as a different temperature from the rest of the roof. This can give an idea of how far water has travelled beneath the membrane, which is hard to judge by eye. Moisture readings are then used to check what the camera suggests. Common reasons to book are wet insulation beneath the membrane and patches of heat loss across the roof, on pitched roof slopes, commercial roofs and insulated roof spaces.

Many London roofs are hidden from the pavement: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. The weather decides the day: both drones and thermal cameras need the right conditions. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Leave it or get it looked at?

Heat lost through a roof costs money every winter. The camera can point to gaps and thin areas in the insulation, so you know where to put things right. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

Thermal roof survey starts from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we can help you choose.

What happens on the day

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours for most houses, and longer for a large or complex roof. If you have questions on the day, just ask. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Oval runs like any other.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it’s safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Before we arrive

  • Leave a clear route to the loft
  • Show us where any leaks or stains appear
  • If it isn’t your property yet, arrange access through the agent

  • Hidden layers that need to be opened up to check
  • A formal energy assessment
  • Reliable images in rain, strong wind or on a wet roof surface

What we look for on each type of roof

Pitched slate and tile roofs

From inside the loft, the camera can help with damp around chimneys, valleys and roof windows. We check any patterns with moisture readings.

Felt and asphalt flat roofs

Water under felt or asphalt can stay hidden for years. The camera can give clues to where it’s sitting, when the conditions allow.

When to book a survey in Oval

Some buyers want extra detail before they commit to a purchase. The Premium Survey brings thermal imaging and a drone inspection where it applies, with a report the same day, which helps when timescales are tight.

Here are some of the things we see often:

  • Ceilings that feel colder in places
  • Possible trapped moisture under a flat roof covering
  • Damp around chimneys and parapets
  • Thin or uneven insulation in the roof

If you live in an older home near Calvary Church of God in Christ, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

Before booking any roof surveyor

  • What experience they bring
  • Is there a chance to talk the report through?
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether any drone flown is registered with the CAA
