Gutter surveys for homes and businesses in Oval
We check the rainwater system above ground level, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey, so we can’t see inside underground pipes. Where water seems to be backing up from below ground, we will say so in the report, so you can get the drains checked separately. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. We survey parapet and box gutters, fascias and soffits and valley gutters, and the problems we are asked to look at most are gutters overflowing in heavy rain and leaves and moss blocking gutters.
Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is usually a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up. A defect on a shared roof can reach more than one flat. With a written report and photographs, everyone can plan from the same facts.
The report records the gutter as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Tips from our surveys
From years of surveys, a few habits stand out as worth the effort:
- Don’t leave hidden gutters out of a clear-out
- Watch ceilings under valley gutters for fresh marks
- Keep climbers away from the eaves
- Get the gutters cleaned out every year
For let and shared buildings, the report can go on file to help plan maintenance. The photographs help when you explain the work to others.
Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.
Gutter surveys in Oval: local notes
Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Knowing the covering helps explain which parts of a roof are likely to need work first. About 1.7 miles north-west lies Buckingham Palace, a reminder of how long the area around Oval has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead.
If you look after a shop, office or commercial unit, for example near Gabriel's Wharf, a roof report helps plan work around trading rather than after a leak. If you live in an older home near Calvary Church of God in Christ, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Oval is about 1 mile north of Stockwell, in Greater London. In Oval, as across Greater London, every roof gets the same careful survey. Our Greater London coverage includes Oval and the places around it.
Gutter surveys in SW8, SW9 and SW1P are booked the same way as anywhere else. Local streets include Lett Road, Rita Road and Wyvil Road, all of which we cover. With the A203 and A3204 close by, Oval is easy for us to reach for gutter surveys. Close by, we survey roofs in Kennington (1 mile north), South Lambeth (1 mile south-west), Little Portugal (1 mile south), North Brixton (1 mile south-east) and Vauxhall (1 mile north). Further out, we also cover City of Westminster (3 miles north-west), Marylebone (3 miles north-west), Kensington (4 miles west), St Pancras (3 miles north), Shoreditch (4 miles north-east) and Walthamstow (8 miles north-east).
Local landmarks in Oval
Locally, jobs take us to homes and businesses close to Vauxhall Park, Lambeth Palace Library and St Peter's School and the streets around them. Nearby too are Archbishop Tenison's Church of England School (less than half a mile north-east) and Crown and Thistle pub (under half a mile south-west). There’s a railway station in Oval itself: Vauxhall station. Other landmarks nearby include Type Museum (0.5 miles south) and The Gordon Hospital (1 mile north-west). For a walk, there is Bellenden Road Nature Garden and Ludgate Hill.
Checking the roof from ground level
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.
Leave it or get it looked at?
A written report gives you a dated record of the gutters’ condition, which helps when you plan work or brief a contractor. Without it, you’re relying on what can be seen from the pavement. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is often older than it looks.
Every price we give includes VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Oval: your questions answered
Do you survey roofs for landlords with property near Vauxhall station?
Yes, landlords and agents are among the people we work for. You can call 07833 053749 or email us with the address and what you need, and we’ll talk through which survey suits.
How do I find out if my home in Oval is listed?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Will the survey check for asbestos?
No, that needs a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so it can be checked before work starts.
Will you fly a drone over my roof?
Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Does the report include photographs?
Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.
What does a gutter survey cost?
Our price is from £150, including VAT. The size of the property and the access affect the price. For a price, phone 07833 053749 or drop us an email.
Do you climb onto every roof?
Only when it is safe. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest.
When to book a survey in Oval
Gutter brackets work loose or corrode with age. A gutter full of wet debris is heavy and the extra load drags the gutter down. Once the fall is lost, water sits at the low point and spills over.
Look out for signs like these:
- Rotten fascias or stained soffits
- Blocked outlets and hoppers
- Water spilling over the gutter edge
- Water backing up from a hidden gutter
Trees in and around Vauxhall Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

- What follow-up you get after the report
- Whether VAT is added on top
- Whether any drone flown is registered with the CAA
What affects the cost of gutter surveys
All our prices include VAT. The things that change the price are:
- Commercial roofs and larger buildings
- How tall the building is and how easy the roof is to see
- The shape of the roof and its details
- The package you choose: Basic, Standard or Premium
Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.
Helping us price your survey
We’ll typically ask about:
- What made you get in touch
- Pictures of the roof from a safe spot, if you have them
- Where the property is, with the postcode
- Any marks or damp showing indoors
Not sure which survey you need? The easiest way is to phone 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We will explain the options and the price.
What happens on the day
Once we’ve finished looking, we write up our findings as a written report with photos, sent to you by email. As for time on site, most surveys take between one and two hours at a house, depending on how many gutter runs and downpipes there are. In Oval, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- We agree which parts of the building you are most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Before the survey
- Have any questions written down, so nothing gets missed
- Show us where any leaks or stains appear
- If the roof is shared, arrange access with whoever manages the building
