Gutter survey in Kennington
A gutter needs a steady fall towards its outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over where the gutter dips. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. Recommendations are written down and prioritised by urgency where relevant. If you’re worried about valley or box gutters that overflow inside and leaking or loose downpipes, we can find out what’s behind it, whatever the roof.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Kennington with this kind of roof, the hidden gutter is one of the first things to check.
Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that’s said too.

How we price gutter surveys
To price your survey, we check:
- Whether you choose the Basic, Standard or Premium Survey
- How big the roof is
- The shape of the roof and its details
- Whether thermal imaging or a drone is needed
Gutter survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and which survey you book.
Helping us price your survey
There is no need for technical words. It’s enough to tell us:
- Your postcode, so we can check access and travel
- What’s prompted the survey
- The type of building and roof, like pitched or flat
- Photos of the roof, taken safely from the ground or a window
A quick phone call is usually the easiest start: phone 07833 053749 or drop us an email, and we’ll ask about the building and what you need. You will have a price before anything is arranged.

Why it is worth a survey now in Kennington
Going up a ladder to check your own gutters carries real risk. You can see drips and overflows from the ground, but valleys, parapets and box gutters are hard to see. We inspect as far as it is safe to see and put it in writing. Any roof job in Kennington means planning around parking, neighbours and access. That’s a good reason to find problems early, while there is time to plan.
Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Kennington questions
Will parking be an issue for a roof survey in Kennington?
Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.
Is my home in Kennington listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Does someone need to be in?
Not always. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.
Will you walk on the roof?
Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.
What’s the price of a gutter survey?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. For a price for your building, call 07833 053749 or send us an email.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
What’s in the report?
It works through the roof part by part, in writing and with photos, and ends with what we recommend. The most urgent items are made clear.
Gutter surveys around Kennington
The wider area around Kennington has a long history of building, with Buckingham Palace about 1.7 miles north-west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. If your home in Kennington is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Trees in and around Vauxhall Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. If you look after a shop, office or commercial unit, for instance near Gabriel's Wharf, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

What we’re asked to look at in Kennington
Falling leaves are the most common cause of blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn, and they collect at the outlets. Once an outlet is choked, the gutter fills and overflows.
Common reasons to book include:
- Valley or box gutters that overflow inside
- Gutters overflowing in heavy rain
- Gutters full of debris and silt
- Gutters that have fallen out of line
If you look after a building such as St Stephen's Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Choosing a roof surveyor
- Whether the inside of the roof is included
- What happens after the report arrives
- What they won’t be able to tell you
- How they’ll see the roof: from ground level, the loft, the roof or by drone
How the survey works
The visit has one job: to see as much of the gutter as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It usually takes an hour or two at most homes, rising to roughly 3–4 hours on a commercial building. In Kennington, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- We start with what you’ve noticed, like damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- The loft space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
Preparing for the visit
- For a flat or shared roof, check access with the freeholder or managing agent
- If it is not your property yet, arrange access through the agent
- Let us know about any leaks, stains or damp patches you know of
