Gutter surveys in Lambeth

What we look for on each type of roof

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we check the wall behind for staining.

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. Splits and failed joints in the lead can let water straight in.

How a gutter survey works in Lambeth

Damp on walls, water marks under a valley or streaks down the brickwork often trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, as far as can be seen safely. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. Typical surveys look at dripping or leaking gutter joints and cracked or loose downpipes, on eaves gutters, outlets and hoppers and parapet and box gutters.

London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up, in Lambeth as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photographs.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Landlord and commercial surveys in Lambeth

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.

What affects the cost of gutter surveys

Prices always include VAT. The things that change the price are:

  • Chimneys, valleys, parapets and other details
  • Extensions, dormers and garages with roofs of their own
  • The use of thermal imaging or a drone
  • The package you choose: Basic, Standard or Premium

Prices quoted always include VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Booking your survey

Here’s what helps us most when you get in touch:

  • Access details, such as a loft hatch or a shared roof
  • Where the property is, with the postcode
  • Photos of the roof, taken safely from the ground or a window
  • The type of building and roof, such as pitched or flat

Booking is simple: just phone 07833 053749 or send us an email and give us some details about the property and we’ll explain which survey suits. The price is agreed up front.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

Gutter surveys around Lambeth

Many homes in inner London are Victorian and Edwardian terraces, frequently with Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whichever you have, the details that tend to fail before the covering itself get the closest look. Benjamin Franklin House, about 1.2 miles north, is one of the historic houses in the wider area around Lambeth. If you own one of the older houses, expect a mix of original materials and later repairs on the roof.

Trees in and around Old Paradise Gardens shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. If you look after a shop, office or commercial unit, for example near Gabriel's Wharf, a dated report on the roof is useful for planning and for any lease discussions. The streets around a church such as St Peter's Church are frequently among the oldest in a place, and if you own one of the older houses nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

Why act early in Lambeth

Climbing a ladder to look in the gutters yourself is risky. From the ground you can spot drips and overflows but hidden gutters are another matter. We inspect as far as it’s safe to see and put it in writing. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Questions from Lambeth

I let a flat near Vauxhall station. Can you check the roof?

Yes, rented property is part of what we cover. Just call 07833 053749 or email us and tell us about the building.

Is my home in Lambeth listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

How quickly is the report sent?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

How do I book a survey in Lambeth?

To book, ring 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

Do you need to get into the loft?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Will I get photos?

Yes. Photographs are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.

The survey, step by step

The aim of the visit is simple: to look at the gutter as closely as is safe and record what we find. Notes and photos go into the written report. It normally takes an hour or two at a house, depending on how many gutter runs and downpipes there are. In Lambeth, as in much of London, lots of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know as you book.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photos and recommendations.

Before we arrive

  • Leave side gates unlocked
  • If you are buying, check with the agent that we can get in
  • Gather any invoices or paperwork from past roof work

Getting a price

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To send them or to book, ring 07833 053749 or send us an email.
