Independent gutter surveys in Vauxhall

Before and after the survey

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Tips:

  • Get trees that overhang the gutters trimmed
  • Watch ceilings under valley gutters for fresh marks
  • Do not leave hidden gutters out of a clear-out
  • Watch the gutters during heavy rain

Questions about the report are welcome. With the Standard Survey there is a follow-up consultation and the Premium Survey comes with an in-person one.

Watch your gutters from ground level or a window during heavy rain. Overflows and dripping joints are a sign to act before the walls suffer.

How a gutter survey works in Vauxhall

Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether overflows are working. Photos show each problem clearly. Blocked gutters are easy to put off, but they rarely get better. Common reasons to book are gutters packed with leaves or moss and gutters overflowing in heavy rain, across outlets and hoppers, parapet and box gutters and valley gutters.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Vauxhall has one, it needs checking from somewhere that can actually see it.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Your questions about gutter surveys in Vauxhall

How do I find out if my home in Vauxhall is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Will parking be an issue for a roof survey in Vauxhall?

Parking in Vauxhall, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available as you book.

Will I get photos?

Yes, every report has them. Each finding is shown in a picture where possible, so you can see what we mean.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys.

What will the report tell me?

It sets out what we found, why it matters and what we recommend, backed by photos. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Do I need to be at home?

That depends on the survey. For inside areas and the roof space, someone has to give us access; we’ll agree the details when booking.

What does a gutter survey cost?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. For a price for your building, call 07833 053749 or drop us an email.

What affects the cost of gutter surveys

A few things affect what a survey costs:

  • Extensions, dormers and garages with roofs of their own
  • How tall the building is and how easy the roof is to see
  • How big the roof is
  • Whether thermal imaging or a drone is needed

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

Helping us price your survey

Getting the details right at the start saves time. It helps to include:

  • Where water is showing inside, if it is
  • What kind of property and roof it is
  • How the loft is reached, if there is one
  • When you need the report by

Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or use the contact form to find out.

Different roofs, different checks

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we check the wall behind for staining.

Lead-lined valley and parapet gutters

Lead gutters need their linings, steps and outlets in good order as far as they can be seen safely. Missing lead is something we check for too.

Leave it or get it looked at?

A gutter clear-out takes the leaves away, but it does not tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. London’s older roofs frequently have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400, both including VAT. You will know the price for your roof before booking.

How the survey works

We check the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Surveys in Vauxhall can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. We start by hearing about any drips, overflows or damp patches.
  2. The eaves gutters, downpipes and fascias are checked from ground level and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. You get a photo-illustrated written report and recommendations.

How to prepare

  • If you are buying, let the agent know when we’re coming
  • Move anything stored under the loft hatch
  • Agree roof access with the managing agent if it is shared

Gutter surveys in Vauxhall: local notes

The wider area around Vauxhall has a long history of building, with Benjamin Franklin House about 1.2 miles north. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For landlords with property near Vauxhall station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you live near a park such as Old Paradise Gardens, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. Anyone responsible for a site like Vauxhall Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
