Gutter survey in Whitechapel: what you get

Damp on walls, water marks under a valley or streaks down the brickwork often trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, from what can safely be seen. If the evidence points elsewhere, such as a flashing or the roof covering, we’ll say so. The next step is suggested too. Common reasons to book are gutters that have fallen out of line and hoppers and outlets full of debris, across parapet and box gutters, downpipes and fascias and soffits.

London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Whitechapel are no exception. Shared chimney stacks and the lead around them are just as important to check.

What you get is a clear record of the gutter on the day we saw it. That makes it useful now and a handy reference later, such as when you want to compare after future work.

What happens on the day

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a London area like Whitechapel, the main things to sort out are parking and access: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at everything that’s safely in view from the ground, windows, the loft and, where it’s safe, the roof itself.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The roof space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Before we arrive

  • Move anything stored under the loft hatch
  • Mention any parking restrictions on your street
  • Unlock side gates and any roof access doors

Your questions about gutter surveys in Whitechapel

Can parking be tricky for a visit in Whitechapel?

London parking needs a little planning, so let us know about permits, bays or a driveway when booking. The visit is then planned around what’s available.

Does a conservation area affect roof work in Whitechapel?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Are you structural engineers?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.

Will you fly a drone over my roof?

Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Does the season matter for a gutter survey?

Any time of year works. Before the wetter months gives you time to plan any work though problems often show up after heavy rain.

Do you test soffits or gutters for asbestos?

No. We do not carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Could my damp wall be caused by the gutters?

We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We can’t see inside walls, so we report on what’s visible.

What we are asked to look at in Whitechapel

Moss grows on many tiled and slate roofs, and heavy rain washes clumps of it into the gutters. With grit from the coverings, it forms a thick sludge that slows the flow and gives plants somewhere to grow.

It’s worth booking a survey if you’ve seen:

  • Hoppers and outlets full of debris
  • Cracked or loose downpipes
  • Valley or box gutters that overflow inside
  • Gutters full of debris and silt

Anyone responsible for a site like Canon Barnett Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Before booking any roof surveyor

  • Whether the loft space is looked at, where there is one
  • Whether you get a written report with photos
  • Is there a chance to talk the report through?
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What to expect from a roof survey

Why get it checked now?

A gutter clear-out takes the leaves away, but it does not tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes, so you know whether there’s more to it. Blocked gutters and hoppers on London houses overflow and soak brickwork. A small blockage left for a few winters becomes a damp problem.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

Tips from our surveys

Most of what helps is simple and safe from ground level. A few suggestions:

  • Look out for overflows when it pours
  • Check the loft with care after heavy rain
  • Note any damp stains below the gutters
  • Do not leave hidden gutters out of a clear-out

Report times depend on the package you choose: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. We email it to you as soon as it’s ready.

Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse and spilled water harms brickwork and woodwork.

Local roofs in Whitechapel

Many homes in inner London are Victorian and Edwardian terraces, frequently with Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Mansion House, about 0.9 miles west, is one of the historic houses in the wider area around Whitechapel. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

For an older house near a landmark such as St Mary Matfelon, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Living close to Finsbury Circus is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

Can I check my roof myself?

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

What affects the cost of gutter surveys

When we price a survey, we consider:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Which survey package you book
  • How tall the building is and how easy the roof is to see
  • The type of building, from a house to a block or an office

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

Booking your survey

A little information up front helps. Please include:

  • What made you get in touch
  • Where any leaks, stains or damp patches show inside
  • Photos of the roof, taken safely from the ground or a window
  • How the loft is reached, if there is one

To arrange a survey, phone 07833 053749 or email us with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.
