Flat Roof Survey in Whitechapel
We carry out flat roof surveys in Whitechapel and the rest of Greater London. Surveys run on any day of the week.
- Gaps at upstands and abutments
- Blistering in felt or asphalt
- Ponding water that doesn’t drain away
For landlords and managing agents
Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.
If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. We survey on weekdays, Saturdays and Sundays, which can make access easier.
How a flat roof survey works in Whitechapel
A flat roof leak often travels before it shows on the ceiling. It can run along the deck from a split, an open lap or a failed upstand some distance away. That is why we check every detail across the roof, not only the area above the stain, and photograph anything that could let water in. Whoever carries out the work then has a clear starting point. We survey single-ply membranes, upstands and outlets and EPDM rubber, and people most frequently book us about a sagging deck under the covering and damaged trims at the roof edge.
Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, and each fails in its own way. In Whitechapel, as anywhere in London, the right approach depends on what the roof is made of. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.
Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what isn’t.

The survey, step by step
Safety comes first on every visit. We inspect what can safely be seen, and anything we can’t see is noted in the report. The survey normally takes about 1–2 hours on an ordinary house, or half a day or so for a commercial building. Surveys in Whitechapel can be booked for any day of the week. London parking is often by permit or pay-and-display, so it is useful to know what’s near you. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- You tell us about the roof, its covering if you know it, and any leaks.
- We check the roof from wherever it can be seen safely.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Inside, we look for damp and staining under the roof where there is access.
- We send a written report with photos, the defects we found and what we recommend.
Getting ready for the survey
- Make sure the loft hatch can be reached
- For flats, check roof access has been agreed
- Gather any invoices or paperwork from past roof work

Flat roofs in Whitechapel
Historic houses such as Mansion House, about 0.9 miles west, show how far back building in the area around Whitechapel goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
Take an older house close to St Mary Matfelon: the joins between later flat roofs and the old walls are where problems typically start. If you look after a shop, office or commercial unit, for example near Surrey Quays Shopping Centre, the flat roofs over shops and commercial units are worth checking before a leak, not after.

Do you need a flat roof survey in Whitechapel?
The details are often where a flat roof lets go first. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. Where they weren’t finished well, they tend to fail before anything else.
These are some of the problems a survey can pick up:
- Standing water left after rain
- Loose or cracked edge trims
- Cracked or split membrane
- Signs of deflection in the roof deck
For hotels and guest houses around Whitechapel, a roof problem found early is far less disruptive than one found by a guest, so it pays to find faults before guests do.
Questions to ask before you book
- What’s outside the scope of the survey
- Which parts of the roof they’ll actually see
- What insurance they carry
- What the report includes, and whether it has photos
What you can safely check yourself
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
What a flat roof survey does not cover
Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- A promise that the roof will not leak in future
- Whether the deck or joists are strong enough
- Asbestos testing, which needs a specialist asbestos surveyor

Common questions in Whitechapel
Can parking be tricky for a visit in Whitechapel?
London parking needs a little planning, so let us know about permits, bays or a driveway as you book. That way the visit can be planned around it.
Do you look at commercial flat roofs near Whitechapel, such as hotels?
Yes, we cover commercial roofs as well as homes. Access to the roof is sorted out with whoever manages the building before the day.
Will you go up on the roof?
Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.
Will you photograph what you find?
Yes, plenty. Pictures sit next to the findings they show, so you can see what we mean.
Can you survey in bad weather?
It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather isn’t right.
Can you tell me if my roof has asbestos?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.
When does the report arrive?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when booking.
What happens if roof problems are left?
By the time a flat roof leak shows indoors, water has already passed through the roof build-up. We can pick up worn covering and failing details sooner, while there’s still time to plan the work. In Whitechapel, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.
