Every flat roof covering tends to fail in its own way. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Knowing what you have and how it is doing helps you plan what comes next. We survey single-ply membranes, felt flat roofs and GRP fibreglass, and the problems we’re asked to look at most are water getting in at rooflights and damaged trims at the roof edge.

Offices, shops and blocks of flats across London often have large flat roofs with plant, rooflights and walkways. Every penetration and upstand is a place where a membrane can fail. For a building in St George in the East, access is agreed with whoever manages the roof before the visit. Plant bases, rooflights and cable entries are all places where water can get in.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Common questions in St George in the East

Can parking be tricky for a visit in St George in the East?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

Is my home in St George in the East listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Do you survey commercial flat roofs?

Yes. We survey flat roofs on commercial buildings as well as homes. Expect about 3 to 4 hours on site for most commercial roofs, and larger roofs are quoted for their size.

Will I get photos?

Yes. We photograph the roof as we go, and they go into the written report.

How do I arrange a flat roof survey in St George in the East?

Just call 07833 053749 or use the contact form with the address. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

Can you survey any kind of flat roof?

We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. The report names the covering and explains its condition.

Will this cover the whole house?

No. Our survey covers the flat roof only. It isn’t a RICS Level 2 or 3 survey of the whole building, and it is not a structural engineer’s report. It often sits alongside a buyer’s building survey.

What a flat roof survey does not cover

Some things cannot be seen without opening up the roof, so a survey has limits:

  • What’s under the membrane without opening it up
  • Asbestos testing, which needs a specialist asbestos surveyor
  • A fixed date for when the roof will need replacing

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What a survey covers and does not.

Roof types and parts we check

  • Single-ply membranes
  • EPDM rubber
  • Mastic asphalt
  • GRP fibreglass
  • Felt flat roofs
  • Upstands and outlets

What happens on the day

Once we have finished looking, we write up our findings as a written report with photos, sent to you by email. As for time on site, it usually takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We check the roof from ground level, windows and the roof where it is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Before we arrive

  • Keep pets out of the way during the survey
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Unlock side gates and any roof access doors

Arrange a survey

If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or email us when you’re ready.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

What a flat roof survey looks like in St George in the East

About 1.2 miles west lies Mansion House, a reminder of how long the area around St George in the East has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. There are several hotels within about a mile and a half of St George in the East, and like offices and blocks, hotels often sit under flat roofs. If you look after one, a leak through a flat roof can put a room out of use.

For hotels and guest houses around St George in the East, a roof problem found early is far less disruptive than one found by a guest. If you live in an older home near St Peter's, flat-roofed rear additions and dormers added over the years are worth checking.

Why act early in St George in the East

Ponding seldom gets better on its own. Most frequently it means blocked outlets, poor falls or a deck that is dipping, and every wet spell adds to the wear. Knowing the cause early gives you more choice over what to do. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That’s a good reason to find problems early, while there is time to plan.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

Different roofs, different checks

Felt and built-up roofs

The edges and upstands of a felt roof are typically where trouble starts. We check each one and photograph any that have split or pulled away.

EPDM rubber

Rubber roofs can shrink back from their edges or lift where the adhesive has failed. We record any we can see, with photos.

Do you need a flat roof survey in St George in the East?

Water that doesn’t drain sits on the roof and speeds up wear. Blocked outlets, poor falls and a sagging deck are the usual causes. Leaves and silt from nearby trees can soon choke an outlet.

Look out for signs like these:

  • Failed upstands where the roof meets a wall
  • Outlets choked with leaves and silt
  • Dips that suggest the deck is deflecting
  • Damaged trims at the roof edge

For site and facilities teams at buildings such as St Paul's Whitechapel Church of England Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.
