Water through a flat roof doesn’t always come in where the stain is. It can run along the deck from a split, an open lap or a failed upstand some distance away. Our survey covers the whole roof, not just the part above the mark, and photograph anything that could let water in. A roofer can then start from a clear picture of the problem. We are often asked to look into water getting in at rooflights and failed upstands where the roof meets a wall, on GRP fibreglass, upstands and outlets and felt flat roofs.

On a London roof terrace or a flat roof over a back addition, water often runs under the covering before it shows. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a block or conversion in Wapping, the flat roof is often a shared part of the building.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Flat and commercial roofs around Wapping

Wapping has a number of hotels within about a mile and a half, and hotels, like offices and blocks of flats, frequently have flat roofs. If you look after one, a leak through a flat roof can put a room out of use. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

For hotels and guest houses around Wapping, a roof problem found early is far less disruptive than one found by a guest, so it pays to find faults before guests do. Take a building like St Mellitus College: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. Take an older house close to St Peter's: flat-roofed rear additions and dormers added over the years are worth checking.

How the survey works

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. The inspection then takes an hour or two for a small flat roof at home, and longer for a large commercial one. In Wapping, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it is useful to know what’s near you. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

Before the survey

  • Unlock side gates and any roof access doors

Advice

What you can safely check yourself

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Before and after the survey

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Keep outlets clear of leaves and moss
  • Note the date and type of any roof work
  • Have the roof looked at again after a severe storm
  • Look for standing water a day after rain

You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. It’s written in plain English, with a photo of each defect, so others can follow it without going up to look.

Clear leaves and silt from outlets and gutters, above all in autumn. Water that can drain away does far less harm than water that sits.

When you need someone else

It’s a careful look at the flat roof, not the whole story. The main limits are:

  • Parts of the roof that aren’t safe to walk on or view
  • A fixed date for when the roof will need replacing
  • What’s under the membrane without opening it up

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you before booking. What our survey covers.

What we look at

  • Felt flat roofs
  • Single-ply membranes
  • EPDM rubber
  • Mastic asphalt
  • Upstands and outlets
  • GRP fibreglass

Leave it or get it looked at?

Ponding seldom gets better on its own. It normally points to an outlet, the falls or a sagging deck, and each wet season wears the covering further. Finding the cause now keeps more options open. In Wapping, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

Why us?

FAQs for Wapping

Do you look at commercial flat roofs near Wapping, like hotels?

Yes. As well as homes, we check flat roofs on offices, hotels, blocks of flats and commercial units. Larger commercial roofs are quoted for the building, and roof access is agreed with you before the visit.

Does a conservation area affect roof work in Wapping?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Is it a structural engineer’s report?

No. Our survey is not a structural engineer’s report, and it does not include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

What’s in the report?

It explains what we saw, what it means and what we’d suggest, backed by photographs. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Will you go up on the roof?

Only if it is safe. We look at everything that can be seen safely: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. Anything we cannot see is noted in the report.
