Need a roof survey in SE16?

Our roof survey service in SE16

The report is written for you, in plain language. Each defect is described with photos and a recommendation, and where it is relevant we say what’s urgent and what can wait. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Each report is emailed to you. Common reasons to book are gutters that overflow in heavy rain and loose ridge or hip tiles, across lead flashings, the roof space and flat roofs.

The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Notes and photos go into the written report. It normally takes between one and two hours for most homes, depending on how many separate roofs there are.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Around Rotherhithe

In Rotherhithe, that means homes and buildings near St Mellitus College, Alfred Salter Primary School and Holy Trinity Church. You’ll also find Bacon's College (within half a mile north), Russia Dock Woodland (within half a mile north-east) and The Ship York pub (within half a mile east). There’s a railway station in Rotherhithe itself: Canada Water station. A little further out are St Olave's Hospital (0.5 miles west) and Tower of London (1.6 miles north-west). The countryside around Rotherhithe includes St. James's Park Lake and Tower Hill.

Homes and roofs across SE16

Across SE16, a good many older houses still have chimney stacks, used or not, and the lead and mortar around them need watching. Valleys, gutters and fixings follow close behind.

From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. Roofs in SE16 are part of that picture.

Rotherhithe: If you look after a building like Alfred Salter Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Queen's House, about 2.1 miles south-east, is one of the historic houses in the wider area around Rotherhithe. On a period home nearby, the survey separates sound original work from tired later repairs.

How we price roof surveys

Not every roof costs the same to survey, for these reasons:

  • The number of roofs, including extensions and garages
  • Any need for thermal images or a drone flight
  • The height of the building and how the roof can be seen safely
  • The type of building, from a house to a block or an office

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, with VAT included. We’ll tell you which package suits the questions you have.

Helping us price your survey

Before you get in touch, it is useful to have:

  • The style of property, from a terrace to a block
  • Any deadline, such as an exchange date
  • Whether there is a loft hatch, a shared roof or tricky access
  • The reason for the survey, such as buying, a leak or storm damage

Photos help, if you have them. Pictures from the ground or a window are fine. To send them or to book, call 07833 053749 or email us.

What this survey cannot tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Asbestos testing of any kind
  • The condition of the rest of the building (that is a RICS home survey)
  • An exact number of years the roof has left

Different roofs, different checks

Chimney stacks

We check the stack itself, not a flue, gas or sweep inspection. We will tell you if the flue needs a specialist.

Flat roof coverings

Repeated coatings can hide what’s underneath. If the covering would need opening up to know more, we say so.

Why act early?

Hidden gutters and valleys can fail without warning. An overflow there sends water indoors. A survey checks them while they’re still dry.

Questions to ask before you book

  • Whether the loft space is looked at, where there is one
  • Whether you get a written report with photos
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • How soon the report will arrive

Rented homes, blocks and businesses

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey on weekdays and at weekends, which can make access easier.

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or email us.

SE16: your questions answered

Which days do you carry out surveys?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when you book.

Is a roof survey the same as a structural survey?

No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It is not a structural engineer’s report and doesn’t include calculations.

What’s the best way to book?

To book, phone 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

Does this replace a RICS home survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we’ll plan the survey around it.

Do you inspect the roof from on top?

Only where it’s safe to do so. Much of the survey is done from ground level, upper windows and the roof space. On Premium, a drone is used where it applies.

Do you work in SE16?

Yes. Our area covers London and South East England, SE16 included.
