How a roof survey works in Rotherhithe

Our roof surveys cover Rotherhithe and the wider South East. We carry out surveys on weekdays and at weekends. We are insured for professional indemnity and public liability. You get a written report by email, with photos and clear recommendations. Whether it is a house, a flat or a commercial building, the process is the same. When you’re ready to book, phone 07833 053749 or use the contact form. Common reasons to book are cracked or blistered flat roof coverings and cracked mortar along the ridge, across the roof space, flat roofs and ridges, hips and valleys.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is usually a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up, in Rotherhithe as anywhere. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photos.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What we look for on each type of roof

Chimney stacks

Water that gets into a stack can show as damp in the rooms below. We look for the likely route in.

Flat roof coverings

Standing water, blisters and splits all point to wear. We also look at the edges, upstands and outlets, since leaks often start there.

Roof surveys in Rotherhithe: local notes

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 2.1 miles south-east lies Queen's House, a reminder of how long the area around Rotherhithe has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

If you let a flat or house near Canada Water station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you live in an older home near Holy Trinity Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Homes near green spaces such as Russia Dock Woodland can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

What happens if roof problems are left?

If you’re planning to sell, a roof survey can help you prepare. You’ll know what a buyer’s survey might pick up. In Rotherhithe, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Questions from Rotherhithe

How do I find out if my home in Rotherhithe is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can parking be tricky for a visit in Rotherhithe?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

Do you carry out surveys on Saturdays and Sundays?

We carry out surveys on weekdays, Saturdays and Sundays. To find a day that suits you, ring 07833 053749 or send us an email.

What does a roof survey include?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it’s safe. You get a written report with photos and recommendations.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Will the report say how many years my roof has left?

Not as a figure. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.

Can you check whether my roof contains asbestos?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.

Can I check my roof myself?

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

How the survey works

Every roof is different, but as a rough guide the survey takes about 1–2 hours on an ordinary house, and longer for a large or complex roof. If you have questions on the day, just ask. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Rotherhithe runs like any other.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We look at the roof from each safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a report with photographs and recommendations.

Honest limits

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Confirmation of asbestos in soffits or cement sheets
  • Faults hidden behind ceilings or boarding
  • A promise that the roof will not leak in future

If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.
