About roof surveys in SE8

There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all with VAT included. The Basic Survey gives a visual inspection, photographs and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Every package includes a written report. We survey flat roofs, natural slate and ridges, hips and valleys, and people most often book us about slates or tiles that have slipped or broken and worn lead at chimneys and abutments.

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about one to two hours for most homes, depending on how many separate roofs there are. You’re welcome to ask questions while we’re there.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

What you will pay

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 with VAT included. We’ll tell you which package suits the questions you have.

Homes and roofs across SE8

From New Cross, Greenwich and St Johns to smaller places, people across SE8 use a roof survey to plan ahead. A report helps you sort small faults before they let water in.

Autumn and winter storms across the South East find any loose slate, tile or ridge. In SE8, as elsewhere, exposed details are where damage shows first.

New Cross: Queen's House, about 1.5 miles north-east, is one of the historic houses in the wider area around New Cross. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is. Trees in and around Fordham Park shed leaves that can end up in nearby gutters.

Why act early?

A small roof defect usually gets bigger. One slipped slate lets water reach the battens and underlay, and damp timber slowly weakens. Finding it early keeps the work smaller.

Questions to ask before you book

  • When you’ll get the report
  • Their drone registration, if they fly one
  • Will the report include photos?
  • What the survey will not cover

Landlord and commercial surveys in SE8

Letting agents and landlords in SE8 book surveys as well as homeowners. A report with photos gives you a clear record of the roof, which helps you plan work between tenancies.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.

When you need someone else

Before you book, it’s worth knowing what a survey will not do:

  • An exact number of years the roof has left
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • A structural engineer’s report

Tips that help

There is plenty you can do without going near the roof. Here’s what helps most:

  • Keep a record of damp patches and dates
  • Ask about a flat roof on an extension or garage too
  • Watch for slipped slates after bad weather
  • Don’t climb onto the roof yourself

Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. You can ask us about anything that isn’t clear.

Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Photograph anything new.

Should I look at the roof myself first?

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

FAQs for SE8

Will you check the loft?

Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

I live in a flat. Can you survey the roof?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Do you go up on the roof?

When the roof and the conditions make it safe, yes. We also use views from ground level, windows and the loft space.

Is your survey a structural engineer’s report?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It doesn’t include structural calculations, which need an engineer.

What’s covered in a roof inspection?

Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.
