How a roof survey works in Surrey Quays
Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay often fail first. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. If you’ve noticed ridge tiles that have lifted or moved and worn lead at chimneys and abutments, a survey will tell you what’s going on, on the roof space, clay and concrete tiles and flat roofs alike.
Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Surrey Quays as anywhere. Leaks from a shared roof rarely affect just one home. With a written report and photographs, everyone can plan from the same facts.
The report records the roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

What affects the price in Surrey Quays
Prices always include VAT. The things that change the price are:
- Which survey package you book
- How tall the building is and how easy the roof is to see
- How many separate roofs there are, such as extensions, dormers and garages
- Any need for thermal images or a drone flight
Roof survey starts from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and which survey you book.
Booking your survey
A little information up front helps. It helps to include:
- Photos of the roof, taken safely from ground level or a window
- Whether there’s a loft hatch, a shared roof or tricky access
- The type of building and roof, such as pitched or flat
- Dates you’re working to, such as exchange
We survey roofs on weekdays and at weekends. To find a date that works for you, call 07833 053749 or use the contact form.
Surrey Quays questions
Does a conservation area affect roof work in Surrey Quays?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Can a landlord with a rental near Surrey Quays station book a roof survey?
Yes, letting agents and landlords book with us as well as owners. You can ring 07833 053749 or use the contact form with the address and some details, including who will give access on the day.
Do you inspect the roof from on top?
Where it’s safe, yes. Much of the survey is done from ground level, upper windows and the roof space. On Premium, a drone is used where applicable.
What does a roof survey cost?
Our price is from £150, including VAT. You’ll know the price for the job before booking, and it depends on the roof’s size, access and the package you choose. For a price, phone 07833 053749 or drop us an email.
How long does a roof survey take?
On site, it typically takes between one and two hours on an ordinary house, with bigger or more complicated roofs taking longer. Report times depend on the package.
Can you look at a roof that’s joined to next door?
Yes. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.
When will the report arrive?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.

Practical tips
Getting the most from a roof survey starts before we arrive and carries on afterwards. Tips:
- Check the roof from the ground after storms
- Mention any damp patches when you book
- Do not climb onto the roof yourself
- Photograph stains when they appear
With the Standard Survey you get a follow-up consultation, while Premium includes a consultation in person. You can ask us about anything that isn’t clear.
Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Each report gives a record to compare against.
What a roof survey doesn’t cover
Before you book, it’s worth knowing what a survey won’t do:
- A full building survey of the property
- Asbestos testing of any kind
- What’s under the slates, tiles or felt
If in doubt, phone 07833 053749 or use the contact form and we’ll point you to the right survey. The full list of what we check.

The survey, step by step
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours for most homes, depending on how many separate roofs there are. You’re welcome to ask questions while we’re there. London terraces rarely offer a view of the whole roof from one spot, so in Surrey Quays we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.
- You tell us the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- We check the roof from each safe vantage point outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a report with photographs and recommendations.
Before the survey
- For flats, make sure roof access has been agreed
- Make a note of anything you’d like us to look at
- If it is not your property yet, arrange access through the agent

What we look for on each type of roof
Natural slate
From the loft, we check the underside of a slate roof. There may be old felt underlay, or none at all on very old roofs, and we note its condition.
Clay plain and peg tiles
Handmade and machine-made clay tiles are long-lasting. We check for cracked, slipped and missing tiles.
What happens if roof problems are left?
It’s easier to plan roof work than to react to it. A survey lets you deal with things in order of urgency, rather than waiting for something to fail. London’s older roofs frequently have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.
Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
