Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

About our roof survey in Surrey Canal

Roofs vary a lot across London and South East England. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. If you’re worried about cracked mortar along the ridge and ponding, splits or blisters on flat roofs, we can find out what’s behind it, whatever the roof.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Surrey Canal with this kind of roof, the hidden gutter is one of the first things to check.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Roof by roof

Flat roof coverings

Standing water, blisters and splits all point to wear. We also look at the edges, upstands and outlets, since leaks often start there.

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Worn or split lead lets water straight in, and lead is a target for theft.

Surrey Canal homes and their roofs

Many homes in inner London are Victorian and Edwardian terraces, frequently with Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Knowing the covering helps explain which parts of a roof are likely to need work first. The wider area around Surrey Canal has a long history of building, with Queen's House about 2.1 miles east. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

If you own a rental within reach of South Bermondsey station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Trees in and around Deptford Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. Shop and office owners around Surrey Quays Shopping Centre may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Landlord and commercial surveys in Surrey Canal

We survey roofs for landlords and letting agents as well as householders. A report with photos gives you a clear record of the roof, which helps you plan work between tenancies.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Why it’s worth a survey now in Surrey Canal

A small roof defect usually gets bigger. A single gap lets water onto the timbers underneath, and damp timber slowly weakens. Finding it early keeps the work smaller. In Surrey Canal, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

Practical tips

Most of what helps is simple and safe from the ground. A few suggestions:

  • Take photos of any leaks as they happen
  • Watch for slipped slates after bad weather
  • Leave roof access to professionals
  • Hold on to the report for future surveys

Premium comes with a follow-up after 12 months. It shows how the roof has fared over the year, and whether work has done its job.

Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.

How it works

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take between one and two hours for a house, though large, tall or awkward roofs take more time. For a visit in Surrey Canal, parking and access are the things to plan: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at everything that’s safely in view from the ground, windows, the loft and, where it is safe, the roof itself.

  1. You let us know about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. We look at the roof from each safe vantage point, inside and out.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a photo-illustrated written report and recommendations.

Before we arrive

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Tell us where we can park nearby
  • Gather any invoices or paperwork from past roof work

FAQs for Surrey Canal

Is drone flying allowed in Surrey Canal?

It depends on the exact address and the weather on the day. The flight restriction zone around London City Airport comes within about 2 miles of Surrey Canal. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Strong wind or heavy rain also stops a small drone flying, though the rest of the survey goes ahead either way.

Is my home in Surrey Canal listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Do you inspect the roof from on top?

When the roof and the conditions make it safe, yes. We also use views from the ground, windows and the loft space.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Let us know about it when you book and we’ll explain what’s needed.

Can you survey at the weekend?

Surveys run on weekdays and at weekends. To find a day that suits you, call 07833 053749 or email us.
