Roof leak investigation in Surrey Canal: what you get

Older homes have more places for water to get in. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. If your home has a butterfly roof, the central valley gutter is a common culprit in heavy rain. We check parapets, valleys and flashings from every safe vantage point. The findings are recorded with photos. If you’re worried about leaks below a flat extension roof and damp underlay across a wide area, a survey will tell you what’s going on, on lead flashings, slate and tile slopes and chimney stacks alike.

In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling, sometimes in a different flat from the one below the defect. Tracing it back matters, both for dealing with the cause and for any insurance claim. In Surrey Canal, we inspect what we can reach safely and are given access to. Tell us when the water shows, and in what kind of weather.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Before and after the survey

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Put a bucket under the drip and move valuables
  • Take dated photos of the leak
  • Don’t touch fittings that water is reaching
  • Record whether it leaks in every downpour or only some

Keep the report after the work is done. If water appears again, it shows what was found before.

Plan a roof survey every few years. Flashings, valleys and flat roof details are frequent weak points, and wear is easier to deal with before water gets in.

What we look for on each type of roof

Lead flashings

Some roofs have mortar where you’d expect lead. They crack as the roof and wall move, and water runs down behind them.

Flat roof upstands and outlets

The upturned edge of a flat roof covering keeps water out at walls. If it’s too low, cracked or poorly dressed, water gets behind it.

What a roof leak investigation does not cover

We only report what can safely be seen on the day, so there are some things a survey can’t cover:

  • Defects hidden under coverings or inside walls without opening up
  • Water from pipes, tanks or heating systems
  • Carrying out the fix

If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before you book. What a survey covers and doesn’t.

What this survey covers

  • Lead flashings
  • Valleys and parapet gutters
  • Chimney stacks
  • Rooflights and dormers
  • Slate and tile slopes
  • Flat roof details
  • The roof space

For landlords and managing agents

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.

Letting agents can arrange access with tenants, at a time agreed in advance. We survey on weekdays and at weekends, which can make access easier.

The survey, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. Most visits take about one to two hours for most homes, though a hard-to-trace leak can take longer. In Surrey Canal, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it helps to know what’s near you. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. From the roof space, we trace the water’s route where there is safe access.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

How to prepare

  • Have any questions written down, so nothing gets missed
  • For flats, check roof access has been agreed
  • Move anything stored under the loft hatch

Leaks and storm damage in Surrey Canal

Historic houses like Queen's House, about 2.1 miles east, show how far back building in the area around Surrey Canal goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Where water gets in depends a good deal on what the roof is made of and how it is detailed.

For landlords with property near South Bermondsey station, a tenant living with a leak needs the cause found, not just the stain painted over. Anyone responsible for a site like Ilderton Primary School will know that on a building that size, finding the source of a drip means looking well beyond the stain. Trees in and around Deptford Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

FAQs for Surrey Canal

How do I find out if my home in Surrey Canal is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover Surrey Canal?

Yes, Surrey Canal is within the area we cover. We work right across London and the South East. Just call 07833 053749 or send us an email and let us know about the property.

Can you always find the source?

We can’t promise to find every leak on one visit. Many leave clear signs, but some only appear in certain weather. We report what we found and the likeliest sources.

Is this an asbestos survey?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.

Are you structural engineers?

No. We point out what can be seen, such as sagging or deflection, but we’re not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.

Do you need to get into the loft?

Typically, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

What do I do with the report?

The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
