Electronic leak detection for Surrey Canal homes and businesses

Electronic leak detection in Surrey Canal: local notes

The wider area around Surrey Canal has a long history of building, with Queen's House about 2.1 miles east. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Within a mile and a half or so of Surrey Canal there are several hotels, and like offices and blocks, hotels often sit under flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.

If you run a business near Surrey Quays Shopping Centre, outlets and upstands on commercial flat roofs are the places to check before trouble starts. If you live in an older home near St Katharine with St Bartholomew, the flat roofs on later extensions tend to wear out long before the main roof.

Surrey Canal is about 1 mile north-west of New Cross, in Greater London. Anywhere in Surrey Canal, we can carry out electronic leak detection at your property, on a weekday, Saturday or Sunday. Our Greater London coverage includes Surrey Canal and the places around it.

Every address in SE16, SE15 and SE14 is within our area for electronic leak detection. Streets in the area include Pump Lane, Bush Road and Water Lane, and we cover them all. If you are just outside Surrey Canal, we cover South Bermondsey (1 mile west), Surrey Quays (1 mile north-east), Rotherhithe (1 mile north), Peckham (1 mile south-west) and Deptford (1 mile south-east). We also work in nearby towns such as City of Westminster (5 miles north-west), Marylebone (5 miles north-west), Kensington (7 miles west), St Pancras (4 miles north-west), Shoreditch (3 miles north-west) and Walthamstow (7 miles north).

Electronic leak detection in Surrey Canal: what you get

Electronic testing locates holes in the waterproofing, not every cause of water getting in. Leaks from walls, copings, rooflights or pipes need other checks. We’ll tell you if we think the leak is coming from somewhere else. It will not show water getting in through brickwork or around frames. Our report keeps that distinction clear. We’ll point you to the likely next step. We survey liquid-applied waterproofing, single-ply roofs and roof terraces and balconies, and common reasons people get in touch are leaks that return after repairs and stains far from any visible defect.

Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a block or conversion in Surrey Canal, the flat roof is often a shared part of the building.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Questions from Surrey Canal

Is parking a problem for a survey in Surrey Canal?

It can be, so it’s useful to tell us about permits, visitor bays or off-street space as you book. The visit is then planned around what’s available.

Do you cover commercial flat roofs around Surrey Canal?

Yes, commercial buildings, hotels included, are part of the work. Roof access is agreed with the building manager or owner beforehand.

What’s the best way to book?

To arrange a survey, call 07833 053749 or email us and tell us the address and what you’d like to know. We’ll confirm the price and agree a day with you.

Will you repair the leak?

No, our part is finding the breaches. The report gives your roofer the locations.

What do I do with the report?

The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.

Do I need to be at home?

That depends on the survey. For inside areas and the loft space, someone has to give us access.

Checking the roof from ground level

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

How the survey changes by roof type

Green and ballasted roofs

Green roofs and ballasted roofs cover the waterproofing. Testing may still be possible, depending on the build-up.

Single-ply membranes

Punctures from foot traffic and equipment are common on single-ply roofs. Testing helps find them.

How the survey works

We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take a time that depends on the size of the roof and how it’s built, which we’ll explain when we quote. In a London conversion, the way into the roof space is often from a communal landing or the top flat. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Otherwise, the visit in Surrey Canal runs like any other.

  1. First, you tell us about the roof build-up and where water is showing.
  2. We confirm whether the roof is suitable for electronic testing.
  3. The testing method is chosen to suit the membrane and build-up.
  4. We test the membrane and find where current is passing through it.
  5. You get a report showing where each breach is, for your roofer to repair.

How we price electronic leak detection

The price reflects the time and kit the roof needs. That comes down to:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Extensions, dormers and garages with roofs of their own
  • The type of building, from a house to a block or an office
  • Any need for thermal images or a drone flight

To find out what your survey will cost, phone 07833 053749 or use the contact form and let us know about the roof. We will confirm the figure before booking.

Helping us price your survey

If you can, have these to hand when you contact us:

  • When you need the report by
  • How the loft is reached, if there is one
  • The reason for the survey, such as buying, a leak or storm damage
  • Any marks or damp showing indoors

Every survey is priced before it’s booked, so you know the cost up front. We quote electronic leak detection for each roof, as the method and time depend on the roof. For a price for your roof, phone 07833 053749 or drop us an email.

When to book a survey in Surrey Canal

Repeated leaks after repairs suggest the real breach hasn’t been found. ELD can locate the breach more precisely.

Here are some of the things we see often:

  • New membranes needing a check before handover
  • Patched roofs that still leak
  • A flat roof leak that cannot be traced
  • Punctures from foot traffic or tools

For hotels and guest houses around Surrey Canal, a roof problem found early is far less disruptive than one found by a guest, so it pays to find faults before guests do.

Choosing a roof surveyor

  • Will the report include photos?
  • Whether the inside of the roof is included
  • What the survey won’t cover
  • Their report turnaround times

What a good roof survey covers

What happens if roof problems are left?

Repeated call-outs for the same leak add up. A clear record of where the breaches are helps break that cycle. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.
