Electronic leak detection for homes and businesses in Bermondsey

We carry out electronic leak detection on flat roofs in Bermondsey and across London and South East England. A visit normally takes as long as needed for the size of the roof and how it’s built, which we’ll explain when we quote. Every roof is quoted on its size and build-up. The results come in a written report with photos. We survey liquid-applied waterproofing, flat roof membranes and green roofs, and the problems we are asked to look at most are leaks that return after repairs and damage from equipment installers.

London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, each with its own weak points. Which one is on a roof in Bermondsey shapes how it’s checked. Older flat roofs are frequently felt or asphalt, newer ones rubber or GRP.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend.

Leave it or get it looked at?

A visual inspection can miss tiny holes. ELD picks up breaches a visual check might miss where the roof suits it. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. We quote electronic leak detection for each roof, as the method and time depend on the roof.

Flat and commercial roofs around Bermondsey

There are several hotels within about a mile and a half of Bermondsey. If you look after one, a leak through a flat roof can put a room out of use. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. If your home in Bermondsey is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.

If you run a business near Surrey Quays Shopping Centre, outlets and upstands on commercial flat roofs are the places to check before trouble starts. Mansion House lies about 1.3 miles north-west, so building around Bermondsey goes back a long way. Older homes nearby may have later flat-roofed extensions or dormers, frequently re-covered more than once. Take a building like Boutcher Church of England Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

How it works

Once we have finished looking, we write up our findings as a written report with photos. On timing, it typically takes longer on a large roof than a small one, with the construction of the roof playing a part too. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. First, you tell us about the roof build-up and where water is showing.
  2. We check that the membrane and build-up suit electronic leak detection.
  3. The method depends on the membrane and what sits above and below it.
  4. Testing runs across the roof to locate breaches in the membrane.
  5. You get a report showing where each breach is, for your roofer to repair.

Preparing for the visit

  • Have any questions written down, so nothing gets missed
  • If it isn’t your property yet, arrange access through the agent
  • Agree roof access with the managing agent if it is shared

Advice

What we can’t see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Repairing the breaches (that’s for your roofer)
  • Parts of the roof covered by fixed equipment
  • Leaks from walls, copings or rooflights

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer before booking. What our survey covers.

What this survey covers

  • Roof terraces and balconies
  • Green roofs
  • Liquid-applied waterproofing
  • Single-ply roofs
  • Flat roof membranes
  • Commercial flat roofs

DIY checks: what’s safe

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Practical tips

Small things make a difference. Our tips:

  • Note where leaks show inside and when
  • Test new membranes before covering them
  • Find the breach before more patching
  • Do not let outlets block

If water has been getting in, insulation under the membrane may be wet. That is something to discuss with your roofer and other checks can help judge it.

Don’t leave a flat roof leak running. Water under a membrane can spread.

What a survey costs

We confirm the price for the job before you book. These are the things that affect it:

  • Whether it’s a home or a commercial building
  • If the survey needs thermal imaging or a drone
  • Extra roofs, like extensions, dormers or garages
  • The height of the building and how the roof can safely be seen

To find out what your survey will cost, call 07833 053749 or use the contact form and tell us about the roof. The price is agreed before a date is set.

What to let us know when you get in touch

To price your survey accurately, we’ll ask about:

  • The kind of building and roof involved
  • Anything about access we should know
  • The reason for the survey, like buying, a leak or storm damage
  • The address and postcode of the property

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, call 07833 053749 or drop us an email with the address and the days you’d prefer.

Bermondsey questions

Is parking a problem for a survey in Bermondsey?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

How do I find out if my home in Bermondsey is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

What’s the price of ELD?

Electronic leak detection is quoted for your roof, because the method depends on the roof. Size, build-up and access all affect the price. To get a quote, ring 07833 053749 or use the contact form.

Can you inspect my roof with a drone?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Do you look in the loft space?

If there’s a loft and safe access to it, yes. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.

Do you carry out surveys on Saturdays and Sundays?

Visits run seven days a week in the daytime. Let us know your preferred days as you book.
