Drone roof survey in Bermondsey
A drone shows the outside of a roof very well, but it cannot see under the coverings or into the loft. We check the loft from inside where it is safe, since that is where leaks and condensation often show first. Together, the two give a fuller picture. Your report shows the drone photos alongside what we saw in the loft. If there is no safe loft access, the report says so. We survey large and complex roofs, chimney stacks and fragile roofs, and common reasons people get in touch are plant growth and moss on the roof and cracked slates and tiles out of sight from below.
London airspace is busy and tightly controlled: restriction zones surround Heathrow, London City Airport and London Heliport, and Hyde Park, the City of London and the Isle of Dogs have restricted areas of their own. Before a drone goes up in Bermondsey, the address is checked against all of them, and permission is never taken for granted.
The report works through the roof section by section, from the coverings down to the gutters. You’ll see the good as well as the bad.

What happens if roof problems are left?
On a tall building, problems are often found only when water comes in. By that stage the damage has spread inside. Looking from above picks up the early signs. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.

Your questions about drone roof surveys in Bermondsey
Will parking be an issue for a roof survey in Bermondsey?
Typically it’s manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.
Is my home in Bermondsey listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Will you photograph next door’s garden?
No, the camera is kept on your roof. Next door’s windows and gardens are kept out of shot as far as possible. A quick word with the neighbours is a good idea.
Do drone rules differ in central London?
It depends where in central London. Hyde Park, the City of London and the Isle of Dogs have restricted areas that need NATS permission. We check each address first.
What if it is windy or raining on the day?
The flight waits for better weather. Wind and heavy rain are the two things that ground a small drone, so a new date is agreed with you, or look from other safe viewpoints if you’d rather.
How long have you been surveying roofs?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.
Will the drone show what’s under the tiles?
No. It sees only the outer surfaces. Leaks, damp timbers and condensation often show first from inside, so we inspect the roof space as well where access is safe.
Can I check my roof myself?
It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.
The survey, step by step
When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely. The survey typically takes roughly 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. London terraces rarely offer a view of the whole roof from one spot, so in Bermondsey we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.
- We start with the address and what you’d like checked.
- Any flight restriction at the address is checked, with permission requested if required.
- On the day, we check the wind, weather and site before flying.
- Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
- We email the report with close-up photos and recommendations.
How to prepare
- Let us know where we can park nearby
- Jot down any questions you want answered
- Have keys ready for side gates, garages or roof access doors

Advice
Do you need a drone roof survey in Bermondsey?
Parapet gutters, box gutters and central valleys sit out of sight. Leaves, silt and plant growth build up unseen, until it causes a leak inside. From above, they’re easy to see.
A survey makes sense if you’ve noticed:
- Wind damage high on the roof
- Eroded pointing on a chimney stack
- Plant growth and moss on the roof
- Cracked mortar along the ridge
If you look after a building such as Boutcher Church of England Primary School, thermal images can show where wet insulation sits under a big flat roof.

Flying and imaging in Bermondsey
Bermondsey is about 2 miles from the restricted area over the City of London, where drone flights need permission from NATS. If a roof falls inside it, we apply for permission before flying, and the flight only goes ahead if it is granted. Bermondsey has a number of hotels within about a mile and a half, and like offices and blocks, hotels frequently sit under flat roofs. If you look after one, a large roof can be surveyed without guests having anyone working above them.
For an older house near a landmark such as St Mary Magdalen Bermondsey, thin or patchy insulation under an old roof often shows up clearly on a thermal image. Controlled parking zones are common in London, so mention any permit rules for Bermondsey, along with any off-street space.
