What a drone roof survey looks like in St Pancras

St Pancras is about 2 miles from the restricted area over the City of London, where drone flights need permission from NATS. We check whether the address falls inside it, and if it does we apply for permission, which isn’t always given. Historic houses such as Dr Johnson's House, about 0.9 miles south-east, show how far back building in the area around St Pancras goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you run a hotel or guest house in or near St Pancras, a roof problem can mean rooms out of use, so it’s worth knowing the roof’s condition. Controlled parking zones are common in London, so mention any permit rules for St Pancras, along with any off-street space.

St Pancras is about 2 miles north-west of London, in Greater London. Whether the building in St Pancras is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Across Greater London, we cover St Pancras and the places around it.

We survey roofs across NW1W, W1T and N1 for drone roof surveys. You’ll find streets such as Shoe Lane, Long Lane and City Road, all of which we cover. You’ll find St Pancras on the A4 and A40, which makes it simple to reach. If you’re just outside St Pancras, we cover Bloomsbury (1 mile south-west), Kings Cross (1 mile north-west), Holborn (1 mile south-east), Clerkenwell (1 mile east) and Angel (1 mile north-east). We also work in nearby towns like Kensington (4 miles south-west), Walthamstow (6 miles north-east), Hampstead (3 miles north-west), Ruislip (13 miles west), Brompton (3 miles south-west) and Stockwell (4 miles south). St Pancras is among the bigger towns we cover in Greater London.

Drone roof survey in St Pancras

Tall, steep, large or fragile roofs can’t always be inspected up close. Our drone roof survey gets a camera close to them without anyone climbing. You see slates, ridges, chimneys, valleys and gutters in detail, including slopes that can’t be seen from the street. Everything we find goes into a written report with photos. It is also a good option where walking on the roof could break slates or tiles. Where a flight is not possible, we explain why. We survey valleys and parapet gutters, chimney stacks and tall and steep roofs, and common reasons people get in touch are plant growth and moss on the roof and ponding and splits on a high flat roof.

Many London roofs are hidden from the pavement: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. That is where a view from the air or a thermal camera helps, by showing what cannot be reached safely. Weather on the day decides whether it goes ahead, in St Pancras as anywhere. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

What we are asked to look at in St Pancras

Not every roof can take a person’s weight. Older slates and tiles break easily, and fragile sheet roofs are dangerous to walk on. With a drone, the roof is photographed without anyone stepping on it.

People typically book a survey after spotting something like this:

  • Ridge pieces that have lifted
  • Cracked slates and tiles out of sight from below
  • Slates or tiles shifted by high winds
  • Vegetation in valleys and gutters

If you own one of the older houses in the streets near Lumen United Reformed Church, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

St Pancras questions

Is parking a problem for a survey in St Pancras?

It depends on the street. If St Pancras has controlled parking where you are, a visitor permit is the easiest answer.

Is drone flying allowed in St Pancras?

Usually it comes down to two things: the airspace at the address and the weather. The restricted area over the City of London, where drone flights need permission from NATS, is about 2 miles from St Pancras. If a roof falls inside it, we apply for permission before flying, and the flight only goes ahead if it is granted. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Strong wind or heavy rain also stops a small drone flying.

Do you climb onto every roof?

Only if it’s safe. We check everything that can safely be seen: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

Does the weather affect the survey?

A survey can normally go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we will arrange another day with you.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What happens after the survey?

You will receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

Can you survey a shared roof?

Yes, once access has been agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

What happens if roof problems are left?

From ground level, you are guessing about most of a tall roof. A drone replaces that guesswork with clear photographs. Seeing the problem makes it easier to decide what to do. Blocked gutters and hoppers on London houses overflow and soak brickwork. A blocked outlet ignored for a winter or two can mean damp walls inside.

Drone roof survey starts from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

How the survey works

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes an hour or two for most houses, and more on a big or complicated roof. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when you book.

  1. First, we check the address for flight restrictions.
  2. If permission is needed, we ask for it ahead of the visit.
  3. We assess the wind, the weather and the surroundings before take-off.
  4. We fly the drone close to the roof to photograph it in detail, always in sight.
  5. We email a written report with the photos and our recommendations.

Before we arrive

  • Move anything stored under the loft hatch
  • Agree roof access with the managing agent if it is shared
  • Mention any parking restrictions on your street

Advice

Should I look at the roof myself first?

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Different roofs, different checks

Ridges and hips

Ridges may be bedded in mortar or mechanically fixed. Their condition is noted in the report.

Flat roofs on tall buildings

Felt often lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. Photos show how the covering is wearing.

How we price drone roof surveys

Prices always include VAT. What changes the price is:

  • Which survey package you book
  • Extra roofs, like extensions, dormers or garages
  • The use of thermal imaging or a drone
  • How tall the building is and how easy the roof is to see

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, inc. VAT. We can help you choose the package that fits what you want to find out.

Helping us price your survey

Here’s what helps us most when you contact us:

  • When you need the report by
  • The style of property, from a terrace to a block
  • How the loft is reached, if there is one
  • The address and postcode of the property
