About our drone roof survey in Hampstead

They suit tall buildings, steep or large roofs and roofs that are hard to see from ground level. They’re useful where walking on the roof could damage it or is not safe, such as old slate, clay tiles or cement sheets. You get close-up views without anyone setting foot on the roof. Ahead of the visit, we check the address for any airspace restrictions that apply. If a drone is not the right tool, we’ll say so. If you’ve noticed cracked mortar along the ridge and chimney tops in poor condition, we can find out what’s behind it, on flat roofs on upper floors, fragile roofs and chimney stacks alike.

London’s roofs are often hard to see from the street: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. That is where a view from the air or a thermal camera helps, by showing what can’t be reached safely. Weather on the day decides whether it goes ahead, in Hampstead as anywhere. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.

What you get is a clear record of the roof on the day we saw it. It is useful straight away, and a good reference for later, for instance when you want to check whether anything has changed.

Useful tips for Hampstead property owners

These tips come from what we see on roofs every week:

  • Give us the full address so we can check the airspace
  • Keep pets indoors during the flight
  • Make sure there is room outside for the drone to take off
  • Expect us to rearrange if it’s too windy or wet

If you need work done, roofers can work from the photos. They’ll see exactly where each defect is, so their quotes cover the same ground.

Check the loft now and then, with care and a good torch. A drone sees the outside, but the loft shows leaks and condensation from below. Take photos of any changes.

Common questions in Hampstead

Are there drone restrictions around Hampstead?

Usually it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. A small drone can’t fly safely in strong wind or a downpour.

Does a conservation area affect roof work in Hampstead?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is it a structural engineer’s report?

No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

How much is a survey?

Our price is from £400, including VAT. You will know the price for your roof before booking, based on the roof’s size, access and package. For a price, ring 07833 053749 or send us an email.

How do I arrange a drone roof survey in Hampstead?

To arrange a survey, phone 07833 053749 or email us and let us know the address and what you need to know. We’ll confirm the price and agree a day with you.

What happens after the survey?

You will get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Is Hampstead in your area?

Yes. Our area covers London and South East England, Hampstead included.

What a survey costs

We confirm the exact price before booking. These are the things that affect it:

  • The size of the roof
  • Extensions, dormers and garages with roofs of their own
  • Whether thermal imaging or a drone is needed
  • The package you choose: Basic, Standard or Premium

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

What we need to know

Before you get in touch, it’s useful to have:

  • Your timetable, such as an exchange date
  • The type of building and roof, such as pitched or flat
  • Any photos you have, taken from ground level or a window
  • Any stains, drips or damp patches you’ve seen indoors

We survey roofs seven days a week. To find a date that works for you, call 07833 053749 or send us an email with the address and the days you’d prefer.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What we do, step by step

The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. All told, expect between one and two hours on an ordinary house, while a commercial roof takes nearer three to four hours. In Hampstead, as in much of London, plenty of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when booking.

  1. You give us the address so we can check the airspace.
  2. Where a flight restriction zone or restricted area applies, we seek permission first.
  3. On the day, we check the weather and the site before flying.
  4. We fly the drone close to the roof to photograph it in detail, always in sight.
  5. We email a written report with the photographs and our recommendations.

Getting ready for the survey

  • If you’re buying, let the agent know when we are coming
  • Keep pets in another room
  • Note where any stains or damp appear

Advice

Honest limits

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • A flight where airspace permission is refused
  • Photos in conditions too poor to fly
  • Neighbouring roofs the owner hasn’t asked us to survey

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. What our survey covers.

What a drone roof survey looks like in Hampstead

Historic houses like Fenton House, about 0.4 miles north, show how far back building in the area around Hampstead goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Before any flight, we check the Drone Safety Map for airspace restrictions.

If you run a hotel or guest house in or near Hampstead, a roof problem can mean rooms out of use, so it pays to find faults before guests do. For an older house near a landmark such as St John-at-Hampstead church, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Signs you need a drone roof survey in Hampstead

Steep and tall roofs are hard to inspect safely. Three-storey houses, blocks of flats and tall commercial buildings are common examples. A drone gets close-up views from a safe position on the ground.

Look out for signs like these:

  • Cracked flaunching or loose chimney pots
  • Cracked slates and tiles out of sight from below
  • Slates or tiles shifted by high winds
  • Blistered or cracked flat roof coverings

For businesses in and around places such as O2 Centre, large commercial roofs are often easiest to see from the air or with a thermal camera.
