Our roof survey service in N2
Our roof surveys cover N2 and the wider South East. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance, and bring 20+ years’ experience. Each survey ends with a written report, emailed with photos and recommendations. Houses, flats and commercial buildings all follow the same careful process. When you are ready to book, ring 07833 053749 or use the contact form. We are often asked to look into loose chimney pots and slipped, cracked or missing slates and tiles, across chimney stacks, clay and concrete tiles and natural slate.
After the inspection, everything we found is written up as a written report with photos, emailed to you. On timing, it typically takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- We start by hearing what you’d like checked and why.
- We arrange a day that suits you, including weekends.
- We look at the roof from every safe viewpoint, inside and out.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- We email a written report with photographs and recommendations.
What you will pay
Prices quoted always include VAT, and the written report is part of the package. Roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
Why choose Independent Roof Survey

Homes and roofs across N2
N2 has everything from older homes with tall chimneys to modern estates. Sooner or later, every roof needs its gutters, flashings and coverings checked, wherever they are in N2.
Even in the South East, autumn and winter storms find any loose slate, tile or ridge. In N2, as elsewhere, exposed details are where damage shows first.
East Finchley: Take a building like Holy Trinity CofE Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For businesses in and around places such as Grand Arcade, a roof report helps plan work around trading rather than after a leak.
Why get it checked now?
By the time water marks a ceiling, it’s frequently been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. A survey can pick up the early signs from the loft.
Questions to ask before you book
- What experience they bring
- Whether they hold professional indemnity and public liability insurance
- Their report turnaround times
- Whether you get a written report with photos
Different roofs, different checks
Flat roof coverings
A felt roof frequently lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check its condition and the signs of age.
Natural slate
Slate is one of the most durable roof coverings, but its nails often corrode first. We check for slipped, cracked and missing slates, and for clips that show past repairs.
Practical tips
These tips come from what we see on roofs every week, before and after a survey:
- File the report with your home documents
- Ask about a flat roof on an extension or garage too
- Leave roof access to professionals
- Photograph stains when they appear
We email the report to you. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each finding is set out in plain English, with recommendations.
Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Each report gives a record to compare against.
Rented homes, blocks and businesses
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run on weekdays and at weekends, which helps when tenants work during the week.
What you can safely check yourself
It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
Common questions in N2
Do you survey on Saturdays and Sundays?
Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days as you book.
Can you survey in bad weather?
A survey can usually go ahead in light rain. High wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions are not right we’ll arrange another day with you.
What does a roof survey cost?
Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.
How long will you be at the property?
Allow about 1–2 hours for most houses; commercial roofs usually need 3–4 hours. We will give you an idea of timing when you book.
Can you tell me how long my roof will last?
Not as an exact number, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.
Do you use drones?
Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.
Is your survey a structural engineer’s report?
No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It does not include structural calculations, which need an engineer.
