How a roof survey works in N3

Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. A flat roof usually wears out sooner than a pitched one, so they deserve a close look. Felt frequently lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We are frequently asked to look into flashings that have come away from the wall and blocked, sagging or leaking gutters, across natural slate, flat roofs and ridges, hips and valleys.

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. It typically takes roughly 1–2 hours for most homes, depending on how many separate roofs there are.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from every safe vantage point outside.
  4. Inside, we check the roof space where there is safe access.
  5. We email a written report with photos and recommendations.

Roofs, chimneys and gutters across N3

Older homes across N3 often keep chimney stacks long after the fires went out, and their flashings and pointing need checking like any other part of the roof. Valleys, gutters and fixings follow close behind.

Autumn and winter storms across the South East find any loose slate, tile or ridge. In N3, as elsewhere, exposed details are where damage shows first.

Finchley: If you let a flat or house near New Southgate station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. With Heath Hall about 1.8 miles south, the area around Finchley has a long history. If you own one of the older houses, the roof may have been repaired many times, and the survey records how each part is holding up.

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Walls, floors and services below the roof
  • Asbestos testing of any kind
  • How the roof will behave in every kind of weather

Different roofs, different checks

Natural slate

Inside the loft space, we check what’s under the slates. Older roofs may have bitumen felt underlay, and very old roofs none.

Clay plain and peg tiles

Older homes in the Weald and across the South East often have clay plain tiles, and some have Kent peg tiles held by pegs. When pegs or battens rot, tiles slip.

Prices for roof surveys in N3

We confirm the price for your survey before you book. These are the things that affect it:

  • The type of building, from a house to a block or an office
  • Height and safe access
  • How many separate roofs there are, such as extensions, dormers and garages
  • Which survey package you book

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the price for your roof before you book.

What we need to know

Getting the details right at the start saves time. It is useful to include:

  • What kind of property and roof it is
  • Pictures of the roof from a safe spot, if you have them
  • What made you get in touch
  • The property’s address and postcode

Booking is simple: just phone 07833 053749 or email us and give us some details about the property and we’ll explain which survey suits. We confirm the price before anything is booked.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

Useful tips for N3 property owners

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Look for debris in the garden after high winds
  • Find records of any re-roofing or repairs
  • Check we can open the loft hatch
  • Photograph stains when they appear

File the report with your other home documents. It’s a useful baseline for future surveys, and it can help when you sell.

Have the roof surveyed every few years, and after major storms. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.

FAQs for N3

Can you survey a roof I share with a neighbour?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.

Can you check whether my roof contains asbestos?

No. Asbestos testing isn’t part of our service. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.

When will the report arrive?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It’s emailed to you.

Do you cover N3 for roof surveys?

Yes. We survey roofs across London and South East England, and that includes N3.

How do I arrange a roof survey in N3?

Just ring 07833 053749 or send us an email with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
