Our roof survey service in NW11
Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and where it’s relevant we say what’s urgent and what can wait. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Each report is emailed to you. We survey ridges, hips and valleys, natural slate and the roof space, and common reasons people get in touch are torn or sagging underlay and flashings that have come away from the wall.
There is not much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes an hour or two at a typical home, rising to roughly 3–4 hours on a commercial building.
- You let us know about the property and any concerns.
- We agree a date, on a weekday, Saturday or Sunday.
- The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- You receive a written report with photos and recommendations.

Roof surveys across NW11: local notes
Owners across NW11, from Hampstead, Finchley and East Finchley to the villages, book us to find out where their roof stands. Small faults, caught early, are far easier to deal with.
We work right across London and the South East, from the Isle of Wight to Hertfordshire, NW11 included. We survey on any day of the week.
Temple Fortune: Take a building like Garden Suburb Infant School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Heath Hall, about 1.3 miles east, is one of the historic houses in the wider area around Temple Fortune. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is.
What a survey costs

- Features like valleys, chimneys, dormers and parapets

Why roofs fail
The underlay under the coverings matters too. Breathable membranes only appeared in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Torn or sagging felt lets water through.
People usually book a survey after spotting one of these:
- Cracked or blistered flat roof coverings
- Leaning or weathered chimney stacks
- Ridge tiles that have lifted or moved
- Blocked, sagging or leaking gutters
Why get it checked now?
Before you put a home on the market, it’s useful to know the roof’s condition. You will know what a buyer’s survey might pick up.
Before you book any surveyor
- Whether the price includes VAT
- Whether any drone flown is registered with the CAA
- What follow-up you get after the report
- What experience they bring
Surveys for landlords and agents in NW11
Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.
Letting agents and landlords in NW11 book surveys as well as householders. A report with photos gives you a clear record of the roof, useful for planning maintenance.
Honest limits
It helps to know what a survey won’t do before you book:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- How the roof will behave in every kind of weather
- Defects hidden under coverings or inside walls without opening up
Questions from NW11
Can you survey a shared roof?
Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Tell us about it when you book and we’ll explain what’s needed.
How long does a roof survey take?
On site, it usually takes roughly 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Do I need to be at home?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Will you fly a drone over my roof?
Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Will you climb onto the roof?
Only where it’s safe to do so. We also inspect from ground level, from windows and vantage points, and from the loft. The Premium Survey adds a drone where it applies.
What’s covered in a roof inspection?
All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.
Do you carry out asbestos surveys?
No. Asbestos testing is not part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
