Electronic leak detection for homes and businesses in Temple Fortune
Some flat roofs can’t be tested electronically. Certain membranes conduct electricity, and some build-ups lack the layer the test needs below the membrane. If your roof isn’t suitable, we’ll tell you before any testing. Any details you have about the membrane and build-up help us decide, such as drawings or specifications. It avoids arranging a test that can’t give results. We survey roof terraces and balconies, commercial flat roofs and single-ply roofs, and the problems we are asked to look at most are new membranes needing a check before handover and leaks through a covered membrane.
London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, each with its own weak points. In Temple Fortune, as anywhere in London, the right approach depends on what the roof is made of. Older flat roofs are frequently felt or asphalt, newer ones rubber or GRP.
After the visit, you get a written report with photos, emailed to you. It sets out the condition of the flat roof membrane, any defects and our written recommendations.

Rented homes, blocks and businesses
If the property is let, the agent or a tenant can let us in, at a time agreed in advance. Surveys run on any day of the week, which helps when tenants work during the week.
Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.
Common questions in Temple Fortune
How do I find out if my home in Temple Fortune is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Do you cover commercial flat roofs around Temple Fortune?
Yes, commercial buildings, hotels included, are part of the work. Roof access is agreed with the building manager or owner beforehand.
Do you test for asbestos?
No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
What’s the price of ELD?
We quote electronic leak detection for each roof, as the method and time depend on the roof. Size, build-up and access all affect the price. To get a quote, ring 07833 053749 or drop us an email.
How do you choose the testing method?
The method is chosen to suit the roof. Low-voltage methods are typically carried out on a wet roof and high-voltage methods need the membrane dry and exposed.
What will the report tell me?
It explains what we saw, what it means and what we’d suggest, backed by photos. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
Can you inspect my roof with a drone?
Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.
What affects the cost of electronic leak detection
To price your survey, we check:
- Whether thermal imaging or a drone is needed
- The size of the roof
- Building height and the viewpoints available
- How many separate roofs there are, such as extensions, dormers and garages
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.
Helping us price your survey
What helps most when you contact us:
- The type of building and roof, such as pitched or flat
- Where the property is, with the postcode
- Any marks or damp showing indoors
- Any deadline, like an exchange date
We survey roofs on weekdays, Saturdays and Sundays. To arrange a day that suits you, call 07833 053749 or send us an email.
What we do, step by step
You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes a time that depends on the membrane area and the build-up, which we’ll explain when we quote. In a London conversion, the way into the roof space is often from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Temple Fortune runs like any other.
- First, we confirm which roof areas are included.
- The surface is prepared for the chosen method.
- Testing runs across the agreed area.
- We mark the breach locations in our records.
- You receive the results to pass to your roofer.
Before the survey
- Move anything stored under the loft hatch
- Buyers: confirm access with the estate agent or seller
- For flats, check roof access has been agreed

What this survey can’t tell you
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Build-ups without a suitable layer below
- Carrying out the repair work
- Parts of the roof covered by fixed equipment
If in doubt, call 07833 053749 or email us and we’ll recommend the right survey before you book. What our survey covers.
What we check
- Single-ply roofs
- Liquid-applied waterproofing
- Commercial flat roofs
- Roof terraces and balconies
- Flat roof membranes
- Green roofs
Why it is worth a survey now in Temple Fortune
A visual inspection can miss tiny holes. Electronic testing can find breaches you cannot see by eye where the roof suits it. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
To find out what your survey will cost, ring 07833 053749 or use the contact form and let us know about the roof. The price is agreed before a date is set.
Why book with us
- 98% of clients satisfied
- Visits on any day of the week
- A sub-250g drone, flown with a CAA Flyer ID and Operator ID
- Independent findings on the roof’s condition
Can I check my roof myself?
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Flat roofs in Temple Fortune
Historic houses such as Heath Hall, about 1.3 miles east, show how far back building in the area around Temple Fortune goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. If your home in Temple Fortune is one of them, bay roofs, hips and later dormers each have their own details. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.
If you live in an older home near Saint Mary and Archangel Michael Church, the flat roofs on later extensions tend to wear out long before the main roof. A roof leak in a hotel or guest house around Temple Fortune means lost rooms as well as repairs. Take a building like Garden Suburb Infant School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
