About our roof survey in Temple Fortune

Everything we check, we check safely: from ground level, from windows, from the loft space and from the roof where conditions allow. The Premium Survey adds thermal imaging and, where it applies, a drone, for roofs that are hard to see well. All we need from you is access to the property and the loft. Everything we see is photographed for the report. We survey ridges, hips and valleys, natural slate and the roof space, and people most often book us about valley linings that have cracked or split and lifted, split or missing lead flashings.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Temple Fortune has one, it needs checking from somewhere that can actually see it.

After the visit, you get a photo-illustrated written report, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

How the survey works

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit typically takes between one and two hours on an ordinary house, or half a day or so for a commercial building. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents as you book.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a written report with photographs and recommendations.

Before the survey

  • Let us know where we can park nearby
  • Dig out any old roof reports or invoices
  • Move anything stored under the loft hatch

Advice

Before and after the survey

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Mention any damp patches as you book
  • Move stored items away from the loft hatch
  • Gather any paperwork for past roof work
  • Keep a record of damp patches and dates

The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year.

Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.

Temple Fortune: your questions answered

Is parking a problem for a survey in Temple Fortune?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.

Does a conservation area affect roof work in Temple Fortune?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

What’s the best way to book?

To arrange a survey, call 07833 053749 or email us and let us know the address and what you want to find out. We will confirm the price and find a day that suits.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we will plan the survey around it.

Is your survey a structural engineer’s report?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It is not a structural engineer’s report and doesn’t include calculations.

How long will you be at the property?

It usually takes between one and two hours for most homes, depending on how many separate roofs there are. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Prices for roof surveys in Temple Fortune

Survey packages start from £150, with VAT included. What you pay for your roof depends on:

  • The type of building, from a house to a block or an office
  • Chimneys, valleys, parapets and other details
  • Whether you choose the Basic, Standard or Premium Survey
  • Extensions, dormers and garages with roofs of their own

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

Booking your survey

Before you get in touch, it is useful to have:

  • The address and postcode of the property
  • Where any leaks, stains or damp patches show inside
  • Any deadline, such as an exchange date
  • The type of building and roof, like pitched or flat

Not sure which survey you need? It is easiest to ring 07833 053749 or send us an email and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

What we can’t see

It’s useful to know what a survey will not do before booking:

  • What’s under the slates, tiles or felt
  • Walls, floors and services below the roof
  • Confirmation of asbestos in soffits or cement sheets

Roof surveys in Temple Fortune: local notes

The wider area around Temple Fortune has a long history of building, with Heath Hall about 1.3 miles east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

Shop and office owners around Brent Cross Shopping Centre may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Living close to Princes Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

Why it is worth a survey now in Temple Fortune

Before you put a home on the market, it is useful to know the roof’s condition. You’ll know what a buyer’s survey might pick up, or at least know what to expect. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.

To find out what your survey will cost, phone 07833 053749 or drop us an email and tell us about the roof. The price is agreed before a date is set.

Signs you need a roof survey in Temple Fortune

Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Lead can crack, lift or slip with age, and mortar fillets crack. Missing lead is not unusual either, as thieves target it.

We are often asked to look at:

  • Loose ridge or hip tiles
  • Slipped, cracked or missing slates and tiles
  • Debris building up in roof valleys
  • Standing water on a flat roof

Take a building like Garden Suburb Infant School: large buildings have long gutter runs and big roofs that need checking like any other.

Before you book anyone

  • Whether the inside of the roof is included
  • Whether you can ask questions once you have the report
  • How much experience they have with roofs like yours
  • Which parts of the roof they’ll actually see
