How a roof survey works in Hampstead Garden Suburb
A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the loft space where there’s safe access. The report sets out what we found, with photos and recommendations. Where it helps, we say which items are urgent and which can wait. We’re frequently asked to look into cracked mortar along the ridge and gaps in the roof where coverings have gone, across lead flashings, the roof space and natural slate.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Hampstead Garden Suburb with this kind of roof, the hidden gutter is one of the first things to check.
We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photo where possible.

What a roof survey looks like in Hampstead Garden Suburb
Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. The wider area around Hampstead Garden Suburb has a long history of building, with Heath Hall about 0.8 miles south-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
Controlled parking zones are common in London, so mention any permit rules for Hampstead Garden Suburb. Trees in and around Lyttelton Playing Fields shed leaves that can end up in nearby gutters. If you look after a shop, office or commercial unit, for example near Brent Cross Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Before and after the survey
Small things make a difference. Our tips:
- Have details of recent roof work to hand
- Look for debris in the garden after high winds
- Move stored items away from the loft hatch
- Stay off ladders and the roof
Where it helps, we say which items are urgent. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.
Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.
What happens on the day
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes between one and two hours on an ordinary house, though large, tall or awkward roofs take more time. In a London area like Hampstead Garden Suburb, the main things to sort out are parking and access: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at everything that’s safely in view from the ground, windows, the loft and, where it is safe, the roof itself.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.
Before the survey
- Gather any invoices or paperwork from past roof work
- Buyers: confirm access with the estate agent or seller
- If the roof is shared, arrange access with whoever manages the building
Booking a survey
Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or send us an email to find out.

What a survey costs
To price your survey, we look at:
- Roof area
- Which survey package you book
- The use of thermal imaging or a drone
- The type of building, from a house to a block or an office
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.
Getting in touch
The more you let us know, the easier it is to price the survey. When you contact us, let us know:

- Dates you’re working to, such as exchange
- Your postcode, so we can check access and travel
Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, call 07833 053749 or use the contact form.
Why act early in Hampstead Garden Suburb
By the time water marks a ceiling, it is often been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. From inside the roof space, we can frequently spot it sooner. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is frequently older than it looks.
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

Different roofs, different checks
Natural slate
Slate is common on older homes in London and the South East. Where several slates have slipped, the cause is frequently nail fatigue, and we say how widespread it looks.
Flat roof coverings
Repeated coatings can hide what’s underneath. If the covering would need opening up to know more, we say so.
Common questions in Hampstead Garden Suburb
Can you fly a drone over a roof in Hampstead Garden Suburb?
That depends on where the roof is and on the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. A small drone can’t fly safely in strong wind or a downpour.
Is my home in Hampstead Garden Suburb listed or in a conservation area?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years, across London and South East England.
Will you climb onto the roof?
Only when it is safe. We also use views from the ground, windows and the loft space.
Is a roof survey the same as a structural survey?
No. Where we see something that needs a structural engineer, the report says so. We don’t provide structural calculations.
How long does a roof survey take?
Allow an hour or two for most homes, depending on how many separate roofs there are. We’ll give you an idea of timing as you book.
Can you check whether my roof contains asbestos?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.
Should I look at the roof myself first?
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book.
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
