Roof surveys for homes and businesses in East Finchley
A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it is safe to get in. The report sets out what we found, with photos and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. We survey flat roofs, clay and concrete tiles and natural slate, and common reasons people get in touch are lifted, split or missing lead flashings and leaking gutter joints and downpipes.
London has a great many flats in converted houses and purpose-built blocks, where the roof is usually a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photographs.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Signs you need a roof survey in East Finchley
Not every roof problem comes from outside. A badly ventilated loft collects condensation, and the damp gets into timbers and insulation. It can look like a leak.
Things that often lead to a survey include:
- Slipped, cracked or missing slates and tiles
- Leaning or weathered chimney stacks
- Valley linings that have cracked or split
- Flashings that have come away from the wall
Take a building like Holy Trinity CofE Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.
Choosing a roof surveyor
- Which viewpoints they use to see the roof
- Whether the loft is part of the inspection
- Is VAT included in the price?
- Whether they hold professional indemnity and public liability insurance
How the survey works
Safety comes first on every visit. We inspect what can be seen safely, and anything we can’t see is noted in the report. The survey usually takes about 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. London terraces rarely offer a view of the whole roof from one spot, so in East Finchley we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.
Before the survey
- Keep pets out of the way during the survey
- Dig out any old roof reports or invoices

Practical tips
Over many surveys, some simple habits stand out as worth the effort:
- Keep the report with your property records
- Check we can open the loft hatch
- Photograph stains when they appear
- Stay off ladders and the roof
Your report arrives by email. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English.
Look at your roof from the ground after strong winds. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.
Can I check my roof myself?
A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.
Questions from East Finchley
Do you survey roofs for landlords with property near New Southgate station?
Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Is my home in East Finchley listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
How long will you be at the property?
It typically takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Is a roof survey the same as a structural survey?
No. If we see signs that need an engineer, such as serious sagging, we’ll say so. Our survey isn’t a structural engineer’s report.
How much is a survey?
Roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.
When will the report arrive?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It is emailed to you.
Do you use drones?
Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.
What we can’t see
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- Asbestos testing of any kind
- Defects hidden under coverings or inside walls without opening up
- Walls, floors and services below the roof
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before booking. What our survey covers.
What this survey covers
- Clay and concrete tiles
- Lead flashings
- Chimney stacks
- Natural slate
- Ridges, hips and valleys
- The roof space
- Flat roofs
Why get it checked now?
By the time water marks a ceiling, it’s often been getting in for a while. Damp spreads through insulation and timber before anything shows below. From inside the loft space, we can often spot it sooner. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.
Our price is from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and the package you choose.

Roof surveys in East Finchley: local notes
Heath Hall, about 1.1 miles south, is one of the historic houses in the wider area around East Finchley. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
Take an older house close to Church of the Holy Trinity: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For landlords with property near New Southgate station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
