New roof snagging in East Finchley

New roof snagging in East Finchley

People book us after having a roof replaced or re-covered and some new-build owners want their roof looked at. Whatever the roof, we inspect as far as it can safely be seen, from the ground, vantage points, the loft space and the roof where safe. A photo report follows, ready to share with your roofer or builder. Typical surveys look at gutters or fascias damaged during the job and debris left in gutters or valleys, on ridges and verges, flashings and valleys and loft conversions and dormers.

In a London terrace or conversion, the roof frequently joins the neighbours’ roofs and shares their stacks and gutters, with parapet walls and party-wall upstands marking where one roof ends and the next begins. For a purchase or a new roof in East Finchley, that shapes what can be checked: only the parts we’re given access to and can see safely are inspected. For a flat, the lease normally says who looks after the roof.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What a survey costs

Not every roof costs the same to survey, for these reasons:

  • Whether thermal imaging or a drone is needed
  • The package you choose: Basic, Standard or Premium
  • House, block, shop or office
  • How big the roof is

All our prices include VAT. Prices start from £150, including VAT. We confirm the exact price before booking.

What we need to know

Before you get in touch, it’s useful to have:

  • When you need the report by
  • Whether there’s a loft hatch, a shared roof or tricky access
  • The kind of building and roof involved
  • Where water is showing inside, if it is

Booking is simple: just ring 07833 053749 or drop us an email, let us know about the property and we will explain which survey suits. The price is agreed up front.

East Finchley: your questions answered

Is East Finchley in the area you cover?

Yes, East Finchley is one of the places we work. Every survey there gets the same written report with photos.

Does a conservation area affect roof work in East Finchley?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

How much time does a snagging visit need?

A visit typically takes roughly 1–2 hours at a typical home, and about three to four hours for a commercial roof. You’ll know roughly how long when we arrange it.

Do I have to be there for the survey?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Can you survey in bad weather?

It can, depending on the survey. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather isn’t right.

How much is new roof snagging?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. For a price for your roof, phone 07833 053749 or drop us an email.

Do you climb onto every roof?

Only if it’s safe. We check everything that can safely be seen: from the ground, from windows, from inside the roof space, from the roof where it’s safe and by drone where it applies. Anything we can’t see is noted in the report.

What happens on the day

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes between one and two hours for a typical new house roof, longer where the roof is large or complicated. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in East Finchley runs like any other.

  1. We start with what the roofer did and when they finished.
  2. The new coverings and roof edges are inspected as far as can safely be seen.
  3. Valleys, flashings, gutters and visible underlay at the eaves are looked at.
  4. We check the loft where safe and look for debris or damage.
  5. Snags are listed in a report with photos.

Before we arrive

  • If you’re buying, let the agent know when we’re coming
  • Let us know where we can park nearby
  • Move anything stored under the loft hatch

Photos help, if you have them. Take them safely from ground level or a window, and please do not climb up for a closer look. To get started, phone 07833 053749 or use the contact form.

Why get it checked now?

Small faults on a new roof can grow. Loose details can let water through during the first winter. Spotting them early gives the roofer a chance to put them right. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is often older than it looks.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

Practical tips

Nothing here needs a ladder. Our suggestions:

  • Diary the defects period end date
  • Check lower roofs and walls after scaffolding comes down
  • Keep warranty papers safe
  • Let your roofer know an inspection is planned

If anything in the report is not clear, ask us. The Standard Survey includes a follow-up consultation and Premium an in-person consultation.

Keep an eye on the roof and ceilings in the first months. It’s simpler to raise problems soon after the job.

What new roof snagging looks like in East Finchley

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. With Heath Hall about 1.1 miles south, East Finchley sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

As a London address, East Finchley can be tricky for parking: let us know about parking bays, permits or a driveway when you book. The streets around a church such as Church of the Holy Trinity are frequently among the oldest in a place, and if you own one of the older houses nearby, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.
