About our new roof snagging in North End

Our inspection covers the slates or tiles, ridges, verges, hips and valleys, along with the flashings and ventilation. We check the underlay at the eaves where it is visible as well as the gutters. You get a photo report of what we found. Any debris left behind or damage to other parts is recorded too. If you’ve noticed missing or blocked roof ventilation and loose flashings at walls or chimneys, we can find out what’s behind it, whatever the roof.

London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, so a property in North End might be any of these. Whether you are buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slate roofs, butterfly valleys, parapet gutters and flat-roofed rear additions each have their own weak points.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Local roofs and buyers in North End

Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. If your home in North End is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Heath House, about 0.3 miles south, is one of the historic houses in the wider area around North End. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

Landlords with a home close to Hampstead Heath station may find that it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. The streets around a church such as Church of St Alban the Martyr are often among the oldest in a place, and if your home is one of the older ones nearby, the roof may have had decades of patch repairs, and the survey shows where they are. As a London address, North End can be tricky for parking: a visitor permit or a nearby bay makes the day easier.

How we price new roof snagging

Our packages start from £150, inc. VAT. What you pay for your roof depends on:

  • Any need for thermal images or a drone flight
  • Which survey package you book
  • Whether it’s a home or a commercial building
  • Chimneys, valleys, parapets and other details

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

Booking your survey

A little information up front helps. It’s useful to include:

  • What kind of property and roof it is
  • What made you get in touch
  • The address and postcode of the property
  • Any stains, drips or damp patches you’ve seen indoors

If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To get started, phone 07833 053749 or use the contact form.

Questions from North End

Is my home in North End listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover North End?

Yes, North End is within the area we cover. We survey roofs across London and South East England. Just phone 07833 053749 or use the contact form and let us know about the property, and we’ll talk through which survey suits.

Do you need to get into the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps.

How long will you be on site?

It normally takes roughly 1–2 hours for most homes, depending on how much new work there is to check. We will give you an idea when booking.

Is snagging available for a new-build house roof?

Yes, new-build roofs are checked in the same way as replacement roofs. The report lists snags with photographs for you to pass to your builder.

What’s the best time to have a new roof checked?

Ideally before you make the final payment so snags can be raised while the job is still open. If that is passed, book before any defects or warranty period ends.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access as you book.

Should I look at the roof myself first?

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Why it’s worth a survey now in North End

You may not see a fault until it causes damage. An inspection before that point gives you a record of the roof as handed over. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

Useful tips for North End property owners

Getting the most from new roof snagging starts before we arrive and carries on afterwards. Some tips:

  • Look for debris left in gutters from ground level
  • Keep warranty papers safe
  • Check the roof before you pay in full
  • Agree snagging with your roofer at the start

How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. That’s worth bearing in mind if a payment date is close.

Keep the final payment until the roof has been checked, where your contract allows. It keeps the job open until it is right.

How the survey works

Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. Most visits take about 1–2 hours for a typical new house roof, longer where the roof is large or complicated. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when booking.

  1. You let us know what work was done and when.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. We check valleys, flashings, gutters and the underlay at the eaves.
  4. The roof space and the rest of the property are checked for problems.
  5. Snags are listed in a written report with photos.

Getting ready for the survey

  • Point out any leaks or damp patches
  • Have keys ready for side gates, garages or roof access doors
  • If you are buying, check with the agent that we can get in
