What this survey can’t tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Readings unaffected by sun, shade or reflections
  • An energy rating for the building
  • Proving moisture from the images alone

If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before you book. The full list of what we check.

How a thermal roof survey works in North End

Thermal imaging is often most useful on flat roofs, from small extensions to large commercial roofs. Patterns can suggest where water is trapped under the covering. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we combine the camera with an inspection from the loft where there is safe access. If you’ve noticed stains that keep coming back and leaks that are hard to trace, we can find out what’s behind it, whatever the roof.

London airspace is busy and tightly controlled: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every address in North End is checked before any drone flight, and permission is never taken for granted.

What you get is a clear record of the roof on the day we saw it. It is useful straight away, and a good reference for later.

What happens if roof problems are left?

Before replacing a large flat roof, it helps to know how much of it is actually wet. Thermal imaging, checked with moisture readings, gives a clearer picture before you spend. In North End, as across London, an overflowing gutter soaks the wall below. A blocked outlet ignored for a winter or two can mean damp walls inside.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

FAQs for North End

Will parking be an issue for a roof survey in North End?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

Is drone flying allowed in North End?

It depends on the exact address and the weather on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. Strong wind or a downpour also stops a small drone flying.

What’s the best way to book?

Just ring 07833 053749 or email us with the address. We will ask a few questions, confirm the price and agree a date.

Can a thermal camera see water?

Thermal imaging shows temperature rather than water. Wet insulation holds heat longer than dry, so it can stand out, and moisture readings are used to check it.

Can you use a thermal camera on a sloping roof?

It can help, but the results are often less clear than on a flat roof. The air space under slates and tiles can hide patterns, so we combine it with an inspection from the loft where there is safe access.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

What can thermal imaging tell me about my roof?

A thermal camera shows differences in surface temperature. The patterns can suggest wet insulation, gaps in insulation or heat escaping. We check what it shows with moisture readings.

The survey, step by step

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes about one to two hours for a house, or half a day or so for a commercial building. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in North End runs like any other.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. We look at the roof from ground level, from windows and from the roof itself where it is safe.
  3. Thermal images are taken to show differences in surface temperature.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Before the survey

  • For flats, check roof access has been agreed
  • Keep pets out of the way during the survey
  • Dig out any old roof reports or invoices

Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Ask us about the forecast if rain is expected
  • Leave the roof to people with safe access
  • Keep the heating on as usual before a heat loss survey
  • Keep the report to compare against after any repair

After the visit, we put the thermal images, photos and moisture readings into one report. We explain what each image may mean, alongside what we recommend. With a Premium Survey, you get the report the same day.

Watch for new damp patches on ceilings beneath the roof. Catching a leak early stops insulation getting soaked.

What affects the price in North End

A few things affect what a survey costs:

  • Basic, Standard or Premium
  • Extra roofs, like extensions, dormers or garages
  • The shape of the roof and its details
  • The roof’s overall size

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

What to let us know when you contact us

The more you let us know, the easier it is to price the survey. When you contact us, let us know:

  • Why you want a survey: buying, a leak, a storm or new work
  • Where water is showing inside, if it is
  • Pictures of the roof from a safe spot, if you have them
  • The property’s address and postcode

Every survey is priced before it’s booked, so you know the cost up front. Prices start from £400, including VAT. To book, ring 07833 053749 or send us an email.

Thermal roof surveys in North End: local notes

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Older coverings on steep or tall roofs are hard to judge from below, so close-up close-up aerial shots and thermal images help. Heath House, about 0.3 miles south, is one of the historic houses in the wider area around North End. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

For a London address like North End, it is useful to know about controlled parking before the day. If you look after a shop, office or commercial unit, for instance near O2 Centre, thermal images can show trapped moisture across a wide commercial roof. Anyone responsible for a site like The King Alfred School will know that big roofs are where photos from the air and thermal images show the most at once.
