Thermal imaging roof survey in Vale of Health, Greater London
Thermal roof surveys for homes and businesses in Vale of Health. More than 5,000 surveys completed across London and South East England.
- Water that travels before it shows
- Cold areas below the roof
- Possible trapped moisture under a flat roof covering
Why get it checked now?
If a big flat roof may need replacing, knowing the wet areas first is useful. Thermal imaging, checked with moisture readings, gives a clearer picture before you spend. Blocked gutters and hoppers on London houses overflow and soak brickwork. A small blockage left for a few winters becomes a damp problem.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you want to find out.
Why book with us
- A photo-illustrated written report
- Thermal imaging and drone inspection where they help
- Drone flown under a CAA Flyer ID and Operator ID
- Over 20 years’ experience

How a thermal roof survey works in Vale of Health
A thermal survey can point to places where heat is escaping through the roof. Gaps in loft insulation and poorly insulated areas can stand out on the images. The difference shows most clearly when it’s warm inside and cold outside. The report shows the images and explains what they may mean. It is not an energy rating or a heat loss calculation. If you’ve noticed leaks far from where the stain appears and moisture around outlets and upstands, a survey will tell you what’s going on, on flat roofs, pitched roof slopes and loft conversions alike.
Many London roofs are hidden from the pavement: valley gutters behind parapets, dormers and flat-roofed rear additions. That is where a view from the air or a thermal camera helps, by showing what cannot be reached safely. Weather on the day decides whether it goes ahead, in Vale of Health as anywhere. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.
After the visit, you get a written report with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

What affects the cost of thermal roof surveys
Prices vary from roof to roof, and it comes down to:
- Building height and the viewpoints available
- How complicated the roof is, with its valleys, chimneys and parapets
- The roof’s overall size
- Whether you choose the Basic, Standard or Premium Survey
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Thermal roof survey starts from £400, including VAT.
Helping us price your survey
Before you get in touch, it helps to have:
- Your timetable, such as an exchange date
- The type of building and roof, such as pitched or flat
- Any marks or damp showing indoors
- Where the property is, with the postcode
Getting a price is simple: just ring 07833 053749 or email us and give us some details about the property and we will explain which survey suits. We confirm the price before anything is booked.
What happens on the day
Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. The survey normally takes about 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. Surveys in Vale of Health can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- First we discuss the roof, any damp and the forecast for the visit.
- We look over the roof from wherever it’s safe.
- We take thermal images of the roof and of the loft where we can reach it.
- We take moisture readings where the images suggest a problem.
- Each image is set beside a normal photo and explained in the report.
Getting ready for the survey
- If you are buying, check with the agent that we can get in
- Agree roof access with the managing agent if it is shared
- Point out any leaks or damp patches

Advice
Tips from our surveys
A survey works best with a little help from you, before and after. Tips:
- Check from ground level or a window, never by climbing
- Clear leaves from outlets and gutters each autumn
- Photograph damp patches with the date
- Talk to us about the weather when booking
Buyers can use the findings when talking to the seller or agent. What you do with it is up to you, whether that’s asking for work or discussing the price.
Make sure loft insulation covers the whole area and hasn’t been disturbed. Insulation is often moved when people work in the loft space.
Vale of Health: your questions answered
Is drone flying allowed in Vale of Health?
Usually it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions. High wind or heavy rain also stops a small drone flying.
Is parking a problem for a survey in Vale of Health?
Usually it’s manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.
Do you take photos of the roof?
Yes, plenty. Pictures sit next to the findings they show, so you can see what we mean.
Can you check my loft insulation with a thermal camera?
Gaps and thin areas of insulation can show up on the camera. The difference is clearest when the building is heated and it’s colder outside. We look from the loft as well, where there is safe access.
Is thermal imaging good for finding leaks?
It can help narrow down where water may be getting in. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. It’s used alongside a close inspection and moisture readings because the camera can’t confirm water on its own.
What’s the best way to book?
To arrange a survey, ring 07833 053749 or drop us an email and tell us the address and what you want to find out. We will confirm the price and find a day that suits.
What do I do with the report?
We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photos included.
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
Do you need a thermal roof survey in Vale of Health?
Some defects simply can’t be seen with the eye. Wet insulation, gaps in insulation and heat loss are often invisible from outside. Thermal imaging gives us another way to look for them.
It is worth booking a survey if you’ve seen:
- Damp where roofs meet walls and chimneys
- Gaps in loft insulation
- Ceilings that feel colder in places
- Areas of a flat roof that may hold water
As a London address, Vale of Health can be tricky for parking: let us know about permits, visitor bays or off-street space as you book, as a space near the door cannot be promised.
What to check before booking
- Will they check the loft as well as the outside?
- What the report includes, and whether it has photographs
- What insurance they carry
- Their report turnaround times
