Thermal roof surveys for homes and businesses in Fortune Green
Our thermal survey records how the surface temperature varies across your roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. It is important to know that the camera shows temperature, not water, so we check what it shows with moisture readings. It comes as part of our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. If you’re worried about areas losing heat at the eaves and junctions and cold spots on ceilings under the roof, a survey will tell you what’s going on, whatever the roof.
London’s roofs are frequently hard to see from the street: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. That’s where a view from the air or a thermal camera helps, by showing what cannot be reached safely. Weather on the day decides whether it goes ahead, in Fortune Green as anywhere. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.
Where we can’t see part of the roof, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

For landlords and managing agents
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.
An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant beforehand.
How the survey changes by roof type
Felt and asphalt flat roofs
Built-up felt and asphalt roofs can hide trapped water for a long time. Thermal imaging helps suggest where it is, when the conditions allow.
Loft insulation
Insulation frequently gets moved during work in the loft. Thermal images can show where it has been pushed aside.
What happens on the day
Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take about one to two hours at most homes, and more on a big or complicated roof. In Fortune Green, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it is useful to know what’s near you. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- First we discuss the roof, any damp and the forecast for the visit.
- We look over the roof from wherever it’s safe.
- Thermal images are taken across the roof and, where there is safe access, in the loft.
- Patterns that stand out are checked with moisture readings.
- The report pairs each thermal image with a photo and explains what it suggests.
Getting ready for the survey
- Gather any invoices or paperwork from past roof work
- Make sure the loft hatch can be reached
- Point out any leaks or damp patches

What a thermal roof survey doesn’t cover
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- The condition of timbers we can’t see
- Reliable images in rain, strong wind or on a wet roof surface
- Seeing water directly, as the camera shows temperature, not moisture

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. There are several hotels within about a mile and a half of Fortune Green, and hotels, like offices and blocks of flats, frequently have flat roofs. For hotels and other commercial buildings, large roofs are where photos from the air and thermal images show the most at once.
Controlled parking zones are common in London, so mention any permit rules for Fortune Green, along with any off-street space. If you own one of the older houses in the streets near Church of St Luke, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from the air or with a thermal camera helps. If you look after a shop, office or commercial unit, for example near O2 Centre, big, flat commercial roofs are where close-up aerial shots and thermal images help most.

Your questions about thermal roof surveys in Fortune Green
How do I find out if my home in Fortune Green is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Are there drone restrictions around Fortune Green?
That depends on where the roof is and on the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.
Can you give me structural calculations?
No. Our survey isn’t a structural engineer’s report, and it does not include calculations. We will recommend an engineer if we see signs that call for one.
Do I have to be there for the survey?
That depends on the survey. Inside the building and in the loft, we need someone to let us in; we will agree the details when you book.
Does the report include photographs?
Yes. The report includes photographs of what we found.
What conditions are best for thermal imaging?
Conditions on the day have a big effect on what the camera can show. Dry, calm weather after some sun gives the best chance of clear images. We record the conditions in the report, so you know how much weight to give the images.
How many surveys have you done?
We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.
Leave it or get it looked at?
For buyers, a thermal survey adds detail that a visual inspection can’t give. Hidden problems found before exchange can be raised with the seller or agent. London’s older roofs often have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
