Our roof survey service in NW3

The report is written for you, in plain language. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Reports are sent by email. Common reasons to book are leaking gutter joints and downpipes and cracked mortar along the ridge, on ridges, hips and valleys, the roof space and chimney stacks.

Every roof is different, but as a rough guide the survey takes between one and two hours at a typical home; commercial roofs usually need 3–4 hours. If you have questions on the day, just ask.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Around Hampstead

Typical jobs here are in homes near Fitzjohn's Primary School, St John-at-Hampstead church and South Hampstead High School. You will also find Kilburn Grange Park (1 mile south-west), St Anthony's Preparatory School (under half a mile east), Cecil Sharp House (1.7 miles south-east) and King William IV Public House (less than half a mile north-east). Hampstead has its own railway station: Finchley Road & Frognal station. A little further out are Isokon Gallery (0.8 miles east) and New End Hospital (under half a mile north). Not far away are Belsize Wood and The Long Water.

Roofs, chimneys and gutters across NW3

NW3 has everything from older homes with tall chimneys to modern estates. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later, wherever they are in NW3.

Several airports in London and the South East have flight restriction zones around them, so every drone flight in NW3 is checked against the Drone Safety Map first. Where permission is needed, the flight waits for it.

Hampstead: Fenton House lies about 0.4 miles north, so building around Hampstead goes back a long way. If you own one of the older houses, the roof may have been repaired many times, and the survey records how each part is holding up. Living close to Kilburn Grange Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

Tips from our surveys

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Stay off ladders and the roof
  • Make sure we can open the loft hatch
  • Tell us about any leaks or stains you’ve seen
  • Find records of any re-roofing or repairs

Any roofer you ask to quote can work from the report. They’ll see each defect and its location, which makes quotes easier to compare.

Every so frequently, look in the roof space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Photograph anything new.

Can I check my roof myself?

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

How we price roof surveys

Not every roof costs the same to survey, and it comes down to:

  • Whether you choose the Basic, Standard or Premium Survey
  • The roof’s overall size
  • How many separate roofs there are, like extensions, dormers and garages
  • Whether it’s a home or a commercial building

For a price for your roof in NW3, phone 07833 053749 or drop us an email and tell us about the roof. The price is agreed before a date is set.

What to let us know when you contact us

These details help when you get in touch:

  • What made you get in touch
  • The type of building and roof, like pitched or flat
  • Photos of the roof, taken safely from ground level or a window
  • Your timetable, such as an exchange date

If you are buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.

Why act early?

Many roofs go years without anyone looking at them closely. A survey sets a baseline, so you can compare it next time.

Questions to ask before booking

  • When you will get the report
  • What follow-up you get after the report
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Which viewpoints they use to see the roof

Roof by roof

Chimney stacks

We check the stack itself, not a flue, gas or sweep inspection. If a specialist is needed, we will say so.

Natural slate

From the loft, we check the underside of a slate roof. Older roofs may have bitumen felt underlay, and very old roofs none.

Common questions in NW3

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

What if it rains on the day?

Light rain doesn’t normally stop a survey. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather isn’t suitable.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

Do you look in the loft space?

Normally, if there is one and it can be reached safely. The loft space can show things the outside cannot, like damp timbers, staining or daylight.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Let us know about it when you book and we will explain what’s needed.

Do you use drones?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Do you test for asbestos?

No. Asbestos testing isn’t part of our service. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.
